- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Puerto Rico City: Guaynabo Delineated Area: North: Starting SR 165 or 24 with PR#22 heading east to PR#2 East: PR#2 connecting John F. Kennedy Marginal heading south to SR 165 or 24 South: SR 165 or 24 heading west to PR# 22 West: SR 165 or 24 connecting with PR# 22 Minimum Sq. Ft. (ABOA): 26,172 Maximum Sq. Ft. (ABOA): 26,172 Space Type: Office Parking Spaces (Total): 37 Parking Spaces (Reserved and Secured): 37 � 1 space requires electrical service for charging Full Term: 15 years Firm Term: 10 years Additional Requirements 60 commercially available spaces for visitors within 4 blocks of space 250 commercially available spaces for employee parking within � block proximity of space Radio Antenna: 10 � 15 foot high, approximately 20 lb cell-wave wand roof-mounted transmitting antenna Offered space must meet Government requirements for fire safety, accessibility and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100-year flood plain. This procurement will be subject to all the rules, regulations, conditions and specifications stated in the Request for Lease Proposal (RLP) package that will be sent out pursuant to this advertisement. The U.S. Government currently occupies office and related space in a building under lease in Guaynabo, PR that will be expiring. The Government is considering alternative space if economically advantageous.� In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime Expressions of Interest must be received in writing no later than January 20, 2021 by 4:30 PM Eastern Time, and should include the following information at a minimum: � Building name and address? � Location of space in the building and date of availability? � Rentable Square Feet (RSF) offered and full service rental rate per RSF? � ANSI/BOMA office area (ABOA) square feet offered and full service rental rate per ABOA SF? � Floor plans (as-built) identifying offered space? � Name, address, telephone number, and email address of authorized contact. Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
