STATE:��Florida CITY:� Jacksonville DELINEATED AREA:�� A portion of the City of Jacksonville, FL bounded as follows: Commencing at the intersection of Beach Boulevard (a/k/a US 90) and Carmichael Avenue travel northeasterly on Carmichael Avenue until it intersects with Welford Road; then travel northeasterly on Welford Road until it intersects with Executive Center Drive; then travel southeasterly on Executive Center Drive until it intersects with Carmichael Avenue; then travel northeasterly on Carmichael Avenue until it intersects with Art Museum Drive; then travel southeasterly on Art Museum Drive until it intersects Boulevard Center Drive; then travel southwesterly on Boulevard Center Drive until it intersects Beach Boulevard; then travel northwesterly on Beach Boulevard until it intersects with Carmichael Avenue, the point of beginning. �(See attached map) Minimum Sq. Space shall be located: (i) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; or (ii) on an attractively landscaped site containing one or more modern office Buildings that are professional and prestigious in appearance with the surrounding development well maintained and in consonance with a professional image. 2. On-site parking is required. The parking-to-rentable square-foot ratio shall meet the higher of (i) the current local code requirements, or (ii) a ratio of one (1) parking space for every 200 RSF of Space.� 3. A variety of employee services, such as restaurants, retail shops, cleaners, and banks, shall be located within the immediate vicinity of the Building. The primary functional entrance of the Building shall be within safely accessible, distance of at least six (6) instances of amenities, two of which must be inexpensive or moderately priced fast-food or eat-in restaurants.� The remaining four (4) instances must fall within at least 2 of the Diverse Use Categories shown below: Diverse Use Categories:� Food Retail:� Supermarket, Other food store with produce Community-Serving Retail:� Clothing store or department store selling clothes, Convenience store, Farmer�s market, Hardware store, Pharmacy, Other retail Services:�Bank, Gym, Health club, Exercise studio, Hair care, Laundry, Dry cleaner, Restaurant, Caf�, Diner (excluding establishments with only drive-throughs) Civic and Community Facilities:��Adult or senior care (licensed), Child care (licensed), Community or recreation center, Cultural arts facility (museum, performing arts), Educational facility (including K�12 school, university, adult education center, vocational school, community college), Family entertainment venue (theater, sports), Government office that serves public on-site, Place of worship, Medical clinic or office that treats patients, Police or fire station, Post office, Public library, Public park, Social services center. 4. Transit Accessibility: Stops for one or more public bus lines usable by tenant occupants and their customers shall be located within the immediate vicinity of the Building, but generally not exceeding a safely accessible, walkable 1,320 feet from the principal functional entrance of the Building, as determined by the LCO.� Stops for commuter bus service do not meet this requirement. Qualifying transit routes must have paired route service (service in opposite directions during all posted service times) during business hours. Government�s reasonable satisfaction that such transit service will exist by the Government�s required occupancy date. 5. The tenant-agency is public-facing and may at times have more visitors than it can accommodate in its waiting room potentially resulting in visitors congregating in the building lobby, sidewalks and/or parking lot. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required. Offered space shall not be located in the 500 year flood plain. The U.S. Government currently occupies office and related space in a building under a lease in Jacksonville, FL that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
