Ft. (ABOA):�9,141 Maximum Sq. Ft. (ABOA):�9,598 Space Type:�Office Parking Spaces (Total):�13 Reserved Parking Spaces Full Term:�180 Months / 15 Years Firm Term:�156 Months / 13 Years Option Term:�24 Months / 2 Years Additional Requirements: Space shall be contiguous, conducive to an efficient office configuration, and have a minimum of two entrances. If space on-or-above the 2nd floor is not available, ground floor space may be considered. Sub-level or basement space is not acceptable. If space is located on the top floor of the building, there cannot be rooftop access through the space. Space must be within a walkable � mile of public transportation.� Space cannot be located within �line of sight� of: childcare facilities; schools; other facilities for children: or �sin� businesses (such as liquor stores; victim support groups; pawn shops, cannabis stores; adult entertainment shops; playgrounds, etc). 13 reserved parking spaces are required.� Reserved parking spaces are required to be on-site or immediately adjacent to the building and should be accessible 24 hours per day, 7 days per week. Subleases are not acceptable. The Space shall be located in a modern quality Building of sound and substantial construction with the surrounding development well maintained and in consonance with a professional image. Lessor to provide TI Allowance per Request for Lease Proposal.
