Description
General Services Administration (GSA) seeks to lease the following space in�Little Rock, AR � Project No. 8AR2120 State:� Arkansas City:��Little Rock Delineated Area:��Central Business District Minimum Sq. Ft. (ABOA):��8,506 ABOA SF Maximum Sq. Ft. (ABOA):��9,007 ABOA SF Space Type:��Office Parking Spaces (Total): On-site parking should meet the local code, plus 2 on-site reserved parking spaces Parking Spaces (Surface):��All parking may be surface parking Parking Spaces (Structured):��Structured parking is not required Parking Spaces (Reserved):��2 on-site reserved parking spaces Full Term:��17 years Firm Term:��15 years Option Term:��N/A Additional Requirements: Offered space must be Class A space located in a professional office setting.� Streets and sidewalks must be well-maintained. Offered space must be contiguous and have the potential for an efficient layout.� Interior columns must be a minimum of 20� apart.� Narrow or oddly shaped configuration of space will not be considered.� Access to public transportation should not exceed .25 miles from the building entrance and should be a walkable, accessible path. Offered space will not be located on the same floor as law enforcement such as Department of Homeland Security or other law enforcement offices where police actions are frequently observed. The Government requires a fully serviced lease.� All services, janitorial supplies, utilities, partitioning and tenant alterations are desired as part of the fully serviced rent. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).� ).� For more information, visit: https://acquisition.gov/FAR-Case-2019-009/889_Part_B. Rentable square feet available and expected rental rate per rentable square foot, fully serviced. ABOA square feet to be offered, and expected rental rate per ABOA square foot, fully service.� Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. Date of space availability. Building ownership information. Authorization to Submit / Representation Letter from the building owner. Amount of parking available on-site and its cost.� Include whether expected rental rate includes the cost of the required Government reserved parking.
