- This serves as notice that the United States Government has accepted an offer to lease 52,339 rentable square feet of space yielding a minimum of 46,701 ANSI/BOMA office area square feet using the Full and Open Competition practices for a new lease for the U.S. District Courts, U.S. Marshals Service, and the U.S. Attorney�s Office. The lease has been awarded to EGP 85 Charleston LLC in Charleston, SC. Commencing August 1, 2020 through July 31, 2035, the U.S. Government shall pay the Lessor annual rent of $2,333,281.62 for a fully serviced lease at the rate of $194,440.13 per month. Said rent shall consist of a shell rental in the amount of $2,333,281.62 annually and an operating rent of $0.00. Commencing August 1, 2035 through July 31, 2040, the U.S. Government shall pay the Lessor annual rent of $2,481,915.38 for a fully serviced lease at the rate of $206,826.28 per month. Said rent shall consist of a shell rental in the amount of $2,481,915.38 annually and an operating rent of $0.00. The lease terms are set at 20 years/15 years firm. GSA may terminate this lease after July 31, 2035 with 90 days written notice to the Lessor.
