� GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Texas City: Dallas Delineated Area: North:� Dove Road & Peytonville Ave. East:��� Belt Line Rd & N. Macarthur Blvd. South:� N. Macarthur Blvd. & Rock Island Rd. West:�� FM 157 & Trinity Blvd. Minimum Sq. Ft. (ABOA): 2,346 Maximum Sq. Ft. (ABOA): Space Type: Office Parking Spaces (Total): 5 secured surface or structured parking spaces Parking Spaces (Surface): Parking Spaces (Structured): Parking Spaces (Reserved): Full Term: 17 Firm Term: 15 Option Term: Additional Requirements: Space must be contiguous and provide for an efficient layout. All offered sites should be attractively landscaped and contain one or more modern buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image.� Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain.� Expressions of Interest Due: August 24, 2020 Market Survey (Estimated): TBD Offers Due (Estimated): October, 2020 Occupancy (Estimated): February 1, 2022 Expressions of interest must include the following information: Building name and address and location of the available space within the building Rentable square feet available, and expected rental rate per rentable square foot, fully serviced ABOA square feet to be offered, and expected rental rate per ABOA square foot, fully service.� Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. Date of space availability Building ownership information Amount of parking available on-site and its cost.� Include whether expected rental rate includes the cost of the required Government parking (if any) Energy efficiency and renewable energy features existing within the building List of building services provided Building, space, and parking accessibility in compliance with ABAAS.
