Description
General Services Administration (GSA) seeks to lease the following space: State: Kentucky City: Florence Delineated Area: North: Burlington Pike at Camp Enrst Road to Aero Parkway/CVG Trail. North onto Turfway Road, north on Donaldson Highway to Mineola Pike, which turns into Point Pleasant Road. River Road to Amsterdam Road to Collins Road and a slight left onto Buttermilk Pike. East: Buttermilk Pike at Dixie Highway to Turkeyfoot Road. Right onto Richardson Road. Left on Dixie Highway to Frogtown Road. South: Frogtown Road west to US Highway 42 at Double Eagle Drive. West: US Highway 42 north to Pleasant Valley Road to Camp Ernst Road where it meets Burlington Pike. Minimum Sq. Ft. (ABOA): 22,147 Maximum Sq. Ft. (ABOA): 24,361 Space Type: Office Parking Spaces (Total): 0 Full Term: 10 Years Firm Term: 8 Years Option Term: N/A Additional Requirements: � The space shall be located in a modern quality Building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer. If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences. � Non-contiguous space must be provided with a secure pathway (route) for connectivity between IRS spaces. Wiring must be secured in metal conduit or risers with bushings. If space is on more than one floor, adjacent floors are required. Telecommunications Rooms and Closets (MDF and IDF) should be stacked for efficient and secure vertical distribution of cabling. � The building must provide common area restrooms that comply with specifications in the RLP/lease or all applicable local codes. They must be located on each floor that the tenant agency occupies and be within 200� of the tenant suite entry or entries. � Warehouse space will not be considered. � Space in retail or strip malls will not be considered. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ). Expressions of Interest Submission Instructions/Requirements: Please provide the following basic information and descriptions pertaining to the building you propose for consideration. (1) Property name/address; (2) Age of all structures on the property; (3) Date of space availability; (4) Total existing gross square feet, and gross square feet per floor; (5) ANSI/BOMA office area (ABOA) square feet to be offered; (6) Site plan depicting the buildings, land acreage, and parking; (7) Floor plan and gross square footage of proposed space; (8) Location on map demonstrating the building lies within the delineated area; (9) Name of owner and name and contact information of authorized contact; (10) Evidence of ownership with non-Owners (e.g. brokers) required to provide evidence of authority granted by property owner to submit the property; (11) Any information related to title issues, easements, or restrictions on the use of the property or any structures on the property; and (12) Evidence that the Government's intended use is permissible in the Property�s zone.
