���Advertisement ���������������������������������������������������������������� GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Florida City: Miami Delineated Area: North: Sunrise Blvd. from I-595 to Nob Hill Road South: NW 12th Street from NW 137th Avenue to 107th Avenue East: Nob Hill Road from Sunrise Blvd running South to Florida Turnpike, and continuing West along the Florida Turnpike to I-75.� Continuing on I-75 South near Hialeah Gardens Drive where it connects to NW 116th Way and then connecting to NW 107th Avenue South, again continuing South on NW 107th Avenue South to NW 12th Street. West: Sawgrass Expy (SR-869) from Sunrise Blvd. continuing South to I-595 W. to Okeechobee Road (US-27), continuing South on the Florida Turnpike until NW 12th Street. Minimum Sq. Ft. (ABOA): 36,999 SF Maximum Sq. Ft. (ABOA): 36,999 SF Space Type: Office Parking Spaces (Total): 125 Parking Spaces (Surface or Structured): 125 Parking Spaces (Reserved/Secured): 125 Full Term: 15 years Firm Term: 10 years Option Term: N/A Additional Requirements: Contiguous space is required; full floor occupancy is preferred. Offered buildings and offered space will be evaluated by agency security team.� Building must be equipped with a minimum of two accessible elevators that serve the proposed floor. One of the accessible elevators may be a freight elevator. Building must not be located within 1,000 feet of daycares, schools, mental health or drug rehab clinics, immigration offices, probation and public defender�s offices, or social services offices. Building must not be located within a shopping center. Space should allow for an efficient layout and office workflow. Space must provide maximum flexibility for systems furniture placement with few or no columns or other building or architectural obstructions. Space should have few curves or major offsets and must have large open areas to allow maximum design flexibility. Architectural features should not cause an inefficient use of space. Ceilings shall be at a minimum 9 feet and 0 inches and no more than 12 feet and 0 inches measured from floor to the lowest obstruction. Areas with raised flooring shall maintain these ceiling-height limitations above the finished raised flooring. Other typical and special requirements as called for in the Request for Lease Proposals (RLP) package. Lessor shall comply with additional COVID-19 routine cleaning and disinfection in the facility/building. The custodial vendor shall use a disinfectant from the EPA-registered list of products identified as effective against Novel Coronavirus SARS-CoV-2 (see list), or other product containing the same active ingredient(s) at the same or greater concentration than those on the list. Offered space must meet Government requirements for fire safety, accessibility, seismic, floodzones, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Expression of Interest Submission Instructions/Requirements: Please provide the following basic information and descriptions pertaining to the building you propose for consideration.� All submissions should include the following information: Name of owner; Age of building; Total existing gross square feet, and gross square feet per floor; Site plan depicting the building and parking; Floor plan and gross square footage of proposed space; Identification of on-site parking; Address or described location of building; Location on map demonstrating the building lies within the delineated area; A narrative and map describing proximity of the building to the nearest bus and/or train stop, and major transportation routes; Evidence of ownership, if building submitted by owner.� Non-Owners (e.g. brokers) must provide evidence of authority granted by property owner to submit the property; and Any information related to title issues, easements, or restrictions on the use of the building; Estimated full-service rental rate.
