Louise / Johnson Street East:��� N. Mission Blvd, Fletcher Ave, Morningside Dr South:� 15th Street West:��� S. Duncan Avenue Office Minimum Sq. Ft. (ABOA): 8,200 ABOA SF Office Maximum Sq. Ft. (ABOA): 8,200 ABOA SF Parking Spaces (Total): 5 Parking Spaces (Surface): Parking Spaces (Structured): Parking Spaces (Reserved): 5 secured structured parking spaces Full Term: 17 Years Firm Term: 15 Years Option Term: N/A Additional Requirements: Offered space must be contiguous and have the potential for an efficient space layout.�� Space may not be located on the ground floor or second floor. Space must be a walkable � mile to a public transit stop. Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. Offered space may not be located in the same building as Federal Public Defender or Probation.�� Additionally, space may not be located on the same floor as drug treatment centers/counseling or pre or post-trial services, to include defense attorneys. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100-year flood plain.� Expressions of Interest Due: By 5PM CST on January 25, 2021 (Please reference Project #8AR2129 with your submission) Market Survey (estimated): TBD Initial Offers Due (estimated): March, 2021 Occupancy: January 7, 2022 Please reference Project Number 8AR2129 when submitting Expressions of Interest.� If known, please include the information below. Building name, address and location of the available space within the building. Rentable Square Feet (RSF) available and expected full service rental rate per RSF. ANSI/BOMA Office Area (ABOA) Square Feet (SF) to be offered. Date of space availability. Building ownership information. Amount of parking available on-site and its cost.� Include whether expected rental rate includes the cost of the required Government parking (if any). List of building services provided. If known, energy efficiency and renewable energy features existing within the building. If known, building, space and parking accessibility in compliance with ABAAS. If known, building, space and parking compliance with fire and life safety and seismic requirements.
