- REQUIREMENT: The Transportation Security Administration is interested in leasing above grade Class A or Class B leased office space of approximately 45,000 � 55,000 rentable square feet (+/- 10%) with a minimum of 70 parking spaces which include 47 reserved parking spaces (to be included in the rent), within the defined delineated area.� The rentable space shall yield a minimum of 40,000 ANSI/BOMA Office Area (ABOA) square feet, available for use by the tenant for personnel, furnishings, training and equipment. Class A and B space is a classification used to describe buildings that generally qualify as extremely desirable investment- grade properties. Space must be willing to house up to 25 K-9 dogs with 15 per rotation within the space, must have truck and loading dock at this location, and 24-hour access. Such buildings are well located and provide efficient tenant layouts as well as high quality. These buildings contain modern mechanical systems, and have above� average maintenance and management as well as the best quality materials and workmanship in their trim and interior fittings. Offered space must meet Government requirements for fire safety, seismic and sustainability standards per the terms of the Lease. A fully service lease is required including all preventative maintenance services, supplies, and utilities. Offered space shall not be in the 100 year flood plain. Offered space shall be a ""full-service"" lease, which includes all services, supplies, and utilities and the building. This solicitation is for the consolidation of two TSA leased locations that are set to expire. LEASE TERM: The Government is interested in competing a new 15-year, 5-year firm term fully serviced lease acquisition with full termination rights after the fifth year, under a full and open solicitation. DELINEATED AREA: �4-mile radius of Newark International Airport (EWR).� The area to the east and south east of the airport (i.e. anything east of Newark Bay or in New York will not be considered) The four-mile radius includes portions (within the four-mile radius) of Elizabeth, Roselle, Roselle Park, Union, Hillside, Irvington, Lower Vailsburg, University Heights, Newark and North Ironbound or no more than 15 � minutes driving into airport.� Accessibility to the airport is paramount.� The location also must be within a 1,500 linear feet proximity to New Jersey public transportation systems/stations.� The distance from the transportation station will be as measured from the front entry door of the proposed office building to the active entry point/ticket turn-style of the listed subject public transportation station to provide passage to the EWR airport. SAM Requirement - Lessor/company must be registered in System for Acquisition Management (SAM) before an award can be made. If the lessor/company is not currently registered in SAM, they may do so by going to the SAM web site at System for Award Management (sam.gov). Tenant Improvements, which will include TSA specific requirements, are to be expected, and amortized over the firm term of 5 years. All Tenant Improvements required by the Government shall be performed by the Offeror (or Lessor). An onsite market survey will be held on a date to be disclosed at a later time, with all parties interested in providing a quote for this Solicitation.
