(ABOA): 15,561 ABOASF Parking Spaces (Total): 38 Parking Spaces (Surface): 32 Parking Spaces (Structured): 6 fenced Full Term: 15 Years Firm Term: 10 Years Option Term: N/A Additional Requirements: GENERAL: The tenant will be a law enforcement agency and its employees must be permitted to be armed while in the parking, common areas and leased space Office space vulnerability of window exposure to public areas, streets, and parking facilities, will be evaluated by the market survey team on a case-by-case basis. Building setback distance from public streets or unrestricted parking areas will be evaluated by the market survey team on a case-by--case basis. LOCATION WITH IN THE BUILDING: The leased space may not be located on the ground floor, or top floor, of any building The leased space must be contiguous and located on one floor with no common area corridors going through or into the space. The leased space may not be located in window space that is adjacent to outside fire escapes, ledges, balconies, or mezzanines or directly above the loading dock area. BUILDING SECURITY: The building must have a 24-hour security system. The tenant must have 24-hour 365 days per year unrestricted access to the leased space and its designated parking. Such access includes, but is not limited to, use of the elevators and restrooms located on the same floor as the leased space. PARKING: On-site parking is required. Parking may be in a parking garage or surface parking provided the parking for the tenant can be separately fenced and have electronic gates controlled by the tenant.� Special security requirements for the parking area for official vehicles will depend on local conditions, which will be evaluated during the market survey. The tenant�s parking spaces and/or drop off point will be close to an elevator so that it provides service to the leased space HVAC: Buildings with HVAC systems that are turned off over weekends MUST have the capability to provide 24-hour cooling/HEATING when tenant personnel are working after hours or on the weekends. Certain areas, such as labs, communications equipment & TSD equipment, duty desk, etc., will require 24-hour cooling. If needed, an additional independent HVAC system could be installed to provide the MANDATORY 24-hour cooling to these areas. Elevators: A freight or person elevator that can be keyed off for exclusive use by the tenant when transporting witnesses, detainees and prisoners is required. . Access to both the freight elevator and loading dock must be made available to tenant personnel. Building elevators may not open directly into the leased space. Egress: The leased space must be capable of being designed so that there are two ways of egress from the space and the egress doors shall not be located near each other Emergency Signaling Devices: The leased space will require audio speakers to signal an emergency. They will not be installed inside private offices within the leased space but will be installed in the tenant�s hallway immediately outside the private offices with the volume adjusted so that people inside these offices can hear the alarm. The leased space must have a fire detection system that provides 100% coverage of the leased space. In some offices, the installation of a fire suppression system may be required. The use of a suppression system may require modifications to the electrical and air handling systems. If this Installation is necessary, it will be identified when floor plans are prepared. Radio Communication Antenna(s) and Base Station(s): The leased space must permit the tenant to install a radio communication antenna(s) on the roof of the building and radio communication base stations with associated equipment in the elevator equipment area or similar type area near the roof.� Coaxial cable(s) will have to connect the antenna(s) to the base station(s). At a minimum, a dedicated 20-amps, 120 VAC, duplex outlet will be required for power to each base station installed and telephone keying lines for remotely controlling the base station(s). A building ground shall be provided for the radio base station(s). Access to the base station shall be made secure by the Lessor. Generator Service: Some offices may[H1]� require emergency generator service to be provided to essential areas such as communication and equipment room that house radio equipment, alarms and access control devices and intrusion detection system. �NOTE: The Agency does not have an immediate need for generator service. �However, the lessor WILL provide information as to the availability of this service, its specifications and proximity to the proposed communication and equipment room. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease.� The proposed leased space shall be fully serviced.� Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies office and related space in a building under lease in Jacksonville, Florida that will be expiring.� The Government is considering alternative space if economically advantageous.� In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
