- Description
- The Transportation Security Administration is seeking to lease above grade Class A or Class B�office space of approximately 45,000 � 55,000 rentable square feet (+/- 10% - yielding a minimum of 49,000 ANSI/BOMA Office Area (ABOA) square feet) available for use by the tenant for personnel, furnishings, training and equipment.�� This space shall provide a minimum of 70 parking spaces (which includes 47 reserved parking spaces) included in the rent.�� Space must�be able house up to 25 K-9 dogs, with 15 per daily rotation, have a truck loading dock and 24-hour access. Identified buildings should provide efficient tenant layouts and contain modern mechanical systems, with an onsite maintenance and management function. Offered space must meet Government requirements for fire safety, seismic and sustainability standards. A fully serviced lease is required including all services and supplies (i.e., preventative maintenance, supplies, and utilities). Offered space shall not be in the 100 year flood plain. This Notice is intended as a consolidation of two TSA leased locations.� It is anticipated Tenant Improvements, which will include TSA specific requirements, are to be expected and amortized over the firm term of 5 years. LEASE TERM: 15-year, 5-year firm term fully serviced lease with full termination rights after the fifth year DELINEATED AREA: �Within a 4-mile radius of Newark Liberty International Airport (EWR): the area to the east and south east of the airport (i.e. anything east of Newark Bay or in New York will not be considered) The four-mile radius includes portions of Elizabeth, Roselle, Roselle Park, Union, Hillside, Irvington, Lower Vailsburg, University Heights, Newark and North Ironbound or no more than a 15 � minute driving time into airport.� Accessibility to the airport is paramount.� The location must be within a 1,500 linear feet proximity to New Jersey public transportation systems/stations.� The distance from the transportation station will be as measured from the front entry door of the proposed office building to the active entry point/ticket turn-style of the listed subject public transportation station which provides direct passage to the EWR airport. SAM Requirement - Building Owner/Management Company must be registered in System for Acquisition Management (SAM). If the lessor/company is not currently registered in SAM, they may do so by going to the SAM web site at System for Award Management (sam.gov). It is highly encouraged that the interested party begin registration as quickly as possible as the process can be lengthy.
