Description
General Services Administration (GSA) seeks to lease the following space: State:��Puerto Rico City:��San Juan Delineated Area:��See attached boundaries and map Minimum/Maximum Sq. Ft. (ABOA):��49,139 Space Type:��Office and Related Space Parking Spaces:��190 Secured/Structured Full Term:��15 years Firm Term:��10 years Special Requirements: A dedicated elevator for transporting the detainees and confidential sources. A secured dedicated parking area for GOVs. Ceiling height: 9�-0� Minimum. Roof area for telecommunications infrastructure (15 antennas), and adequate service connection in the area. The U.S. Government currently occupies office and related space in a building under lease in San Juan, Puerto Rico that will be expiring. Offered space must meet Federal Government, State, and Local jurisdiction requirements including, but not limited to, fire life safety, security, accessibility, seismic, energy and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100-year flood plain.� Offerors shall be responsible for providing a standard GSA warm lit shell. The Government is considering alternative space, if economically advantageous.� In making this determination, the Government is considering, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and nonproductive agency downtime. This procurement will be subject to all the rules, regulations, conditions and specifications stated in the Request for Lease Proposal (RLP) package that will be sent out pursuant to this advertisement. At this time, the Government is only considering existing buildings, and will not consider new construction options. Submission by anyone other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. Expressions of Interest must be received in writing no later than March 24, 2021 by 5:00 PM Eastern Time, and should include the following information at a minimum: Building name and address? Location of space in the building and date of availability? Rentable Square Feet (RSF) offered and full-service rental rate per RSF? ANSI/BOMA office area (ABOA) square feet offered? Floor plans (as-builts) identifying offered space? Name, address, telephone number, and email address of owner entity and/or documentation specifying the owner�s authorized representative. In order to respond to the Request for Lease Proposals (RLP), the Offeror must have an active registration in the System for Award Management (SAM), via the Internet at https://www.sam.gov/SAM/. �Offerors must be registered for purposes of �All Awards,� including completion of all required representations and certifications within SAM.
