Description
General Services Administration (GSA) seeks to lease the following space: �� � State:�� �Baltimore City:�� �Maryland Delineated Area: Travel north along I-695 until it reaches the Francis Scott Key Bridge at the Patapsco River. The Patapsco River is the eastern boundary until it meets the Stoney Creek at Stoney Point Follow the Stoney Creek to where it ends at Powhatan Beach Road Follow Powhatan Beach Road west to where it meets Solley Rd. Follow Solley Rd South to Mountain Rd Follow Mountain Rd west to where it meets MD State Road 100 Follow MD State Rd 100 west to where it meets I-97 Follow I-97 north to where it meets I-695, which completes the DA. Minimum Sq. Ft. (ABOA):�� �23,246 Maximum Sq. Ft. (ABOA):�� �24,408 Space Type: Office and related space Surface Parking Spaces (Total):�� �140 Full Term: 15 years Firm Term: 10 years Additional Requirements:�� � Subleases will not be considered.� A modern, quality office building of sound and substantial construction. Space adaptable to efficient layout and workflow. The Government will have access to the space 24 hours a day, 7 days a week.� Space shall be contiguous on one floor.� Offered space must meet Government requirements for fire safety, accessibility and sustainability standards per the terms of the Lease. �A fully serviced lease is required. �Offered space shall not be in the 100-year flood plain. This procurement will be subject to all the rules, regulations, conditions and specifications stated in the Request for Lease Proposal (RLP) package that will be sent out pursuant to this advertisement. The U.S. Government currently occupies office and related space in a building under lease in Baltimore, MD that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and nonproductive agency downtime. At this time, the Government is only considering existing buildings, and will not consider new construction options. Expressions of interest must be received in writing no later than March 19, 2021 at 5:00 PM EST, and must include the following information at a minimum: ��� �Building name and address; ��� �Location of space in the building and date of availability; ��� �ANSI/BOMA Office Area (ABOA) square feet offered AND Rentable square feet offered; ��� �Scaled floor plans (as-built) identifying offered space;� ��� �Evidence of ability to meet the required occupancy date of September 2022; ��� �Name, address, telephone number, and email address of authorized contact. ��� �All interested parties must either submit evidence of ownership or written authorization to represent the owner(s). �Any submission received without documentation of ownership and/or written authorization to represent the owner(s) will not be considered until such time the documentation has been received which also must be submitted prior to the Expression of Interest Due Date. �In case where an agency is representing multiple ownership entities, broker must submit written acknowledgment/permission to represent multiple interested parties for the same submission Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).� For more information, visit: https://acquisition.gov/FAR-Case-2019-009/889_Part_B.
