- � GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Lutz City: FL Delineated Area: See narrative and map below Sq. Ft. (ABOA): 18,500 Space Type: Office, Lab & Warehouse Parking Spaces (Total): 36 Parking Spaces (Surface): 30 secure (fenced/gated) parking spaces 6 non-secure spaces Full Term: 20 years Firm Term: 15 years Additional Requirements: Space configuration shall be conducive to an efficient layout. Consideration for an efficient layout will include, but not be limited to, the following: size and location of interior fire (support) walls, size and number of columns, column placement, bay depths, window size and placement, convector size and placement, electrical and telephone accessibility, any angles, curves or offsets that will result in an efficient use of space. ABOA SF does not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors and public toilets required by local code. Space shall be located in a modern quality Building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer.� If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences. All space must be contiguous on one (1) floor.� Building must have a loading dock or loading area. It is required that a Building be equipped with at least two (2) points ingress/egress with a direct route to the offered space. A fully serviced lease is required.� Normal Hours of Operation: 6:00 AM � 6:30 PM M-F; offered space must be accessible 24/7 Space must meet the Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the lease.� Offered building cannot have any residential tenants. Offered building must allow roof top rights for antennas. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� Other typical and special requirements as called for in the Request for�� Lease Proposal (RLP) package. Delineated Area: To receive consideration, submitted properties must be located within the delineated area.� Properties fronting any of the following roads are considered to be within the delineated area. Beginning at the intersection of I-75 and State Road 52. Head east on State Road 52 to Curly Street. Turn right on Curly Street and proceed south until it intersects with State Road 54. Exit and turn left on State Road 54 until it intersects with Meadow Pointe Boulevard. Turn right on Meadow Pointe Boulevard and proceed south until it intersects with State Road 56. Proceed west on State Road 56 until it intersects with Bruce B. Downs Boulevard. Turn left and continue south on Bruce B. Downs Boulevard until it intersects with I-75. Exit on I-75 and head south until it intersects with Harney Road. Exit and proceed southwest on Harney Road until it intersects with N. 78th Street. Turn right on N. 78th Street and proceed north until it intersects with Highway 580. Turn left on Highway 580 and proceed west until the intersection of N. Nebraska Avenue (U.S. Highway 41). Proceed north on U.S. Highway 41 to the intersection of County Line Road. Exit and turn left on County Line and go west to the intersection of Dale Mabry Highway. Turn right on Dale Mabry Highway and continue north to the intersection of State Road 54. Proceed east on State Road 54 to the intersection of Wesley Chapel Boulevard. Exit and continue north on Wesley Chapel Boulevard until it intersects with I-75. Exit left and continue north on I-75 to the intersection of I-75 and State Road 52. A map of the delineated area is provided for further clarification of the boundaries: Expression of Interest Submission Instructions/Requirements: Please provide the following basic information and description pertaining to the building you propose for consideration. All submissions should include the following information: Name of Owner; Property authorization letter from the owner; Address or locational description of the building; Age of building; Total existing gross square feet; and gross square feet per floor; Site plan depicting the building and parking; Floor plan and gross square footage of the proposed space; Identification of on-site parking; A map demonstrating the building is within the delineated area; A map depicting the evidence of amenities within close proximity of the property; Building owners must provide evidence of ownership.� Non-owners (e.g. prospective developers/lessors) submitting a building must provide evidence of permission or authority granted by property owner to submit the building to GSA for development; Any information related to title issues, easements and restrictions on the use of the building; A description of any planned land development or construction which will affect the building including neighboring projects and road/ utility line construction. If submitting a land site, offerors are required to provide the following information in addition to what has been requested: Accurate street address and/or cross streets; Ariel overview of the site with clearly marked property boundaries; Site pictures; Renderings of what is to be constructed; Zoning designation; Total acreage.
