U.S. GOVERNMENT Pre-solicitation 9CA3305 General Services Administration (GSA) seeks to lease the following space: State: CA City: Poway Delineated Area: N: Scripps Poway Parkway E: Highway 67 S: US Interstate 8 W: US Interstate 15 Office � Minimum Sq. Ft. (ABOA): 1,500 Office � Maximum Sq. Ft. (ABOA): 1,650 Warehouse/Light Industrial �� Minimum Sq. Ft. (ABOA): 1,900 Warehouse/Light Industrial �� Maximum Sq. Ft. (ABOA): 2,100 Secure Wareyard �� Minimum Sq. Ft.:2,800 Secure Wareyard �� Maximum Sq. Ft.: 3,200 Parking Spaces (Surface): 10 (Minimum 1 Disabled Designation) Full Term: 20 years Firm Term: 10 years Additional Requirements: Interested Properties Must: Contiguous on single floor 24 hour/7 days a week building access. Normal Hours 6:00 AM � 5:00 PM. Monday through Friday, except federal holidays. After hours janitorial services Provide at minimum 1 Disabled parking space. Allow 24 Hour emergency lighting throughout leased space. Exterior lighting of parking during the night or limited visibility. Allow mission specific chemicals related to testing pH and electricidal conductivity. Wareyard must be concrete or asphalt. Standard size dumpster with weekly service. Light Industrial/Warehouse Specific Requirements: Allow storage of flammable materials Minimum of 1 exterior access roll-up door 12 feet high and 10 to 16 feet wide. Allow storage of vehicles, ATV, snowmobiles, all with gasoline Minimum 14 feet high ceiling height Fluorescent cleaning lamps Separate heating and cooling from office Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain.
