- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State:�District of Columbia City:�Washington Delineated Area:�Central Employment Area (CEA) Minimum Sq. Ft. (ABOA):�29,082 Maximum Sq. Ft. (ABOA):�30,536 Space Type:�Office and Related Space Parking Spaces (Total):�0 Full Term:�10 years Firm Term:�10 years Option Term:�5 years Additional Requirements: - The offered building must have the ability to accommodate Federal Security Level II Requirements. - Due to the agency's mission, the offered space must be in two (2) separate suites, located on separate floors within the same building with a minimum of 11,294 Sq. Ft. (ABOA) of the amount stated above being located on a separate floor and away from the other related space. - Space should allow for efficient layout and office workflow. Columns must have regular spacing of sufficient distance to support effective design. - Space at or below grade will not be considered. - Offered buildings must be within 2,640 walkable linear feet of a Metrorail station. - Subleases are not acceptable. Offered buildings must be able to meet all Government requirements contained in this BETA.SAM.GOV advertisement and in the RLP/Lease to be issued, including but not limited to requirements for fire-safety, amenities, sustainability, and handicapped access in accordance with ABAAS guidelines. Space shall be located within a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Offered space shall not be in the 100-year flood plain.��Not all minimum requirements are stated in this advertisement. The proposed leased space shall be fully serviced.� At this time, the Government is only considering existing buildings, and will not consider new construction options. The U.S. Government currently occupies office and related space in a building under lease in Washington, DC that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and nonproductive agency downtime. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). Expressions of Interest must be received in writing no later than April 2, 2021 by 4:00 PM EST Time, and should include the following information at a minimum: 1) Building name & address 2) Contact information and E-mail address of lessor�s representative 3) Name of ownership entity and, if applicable, parent company 4) BOMA Rentable SF & ABOASF of available space 4) Rate per ABOASF on a full-service basis, inclusive of: - A Tenant Improvement Allowance of $10.00 per ABOA SF for the existing location - A Tenant Improvement Allowance of $58.96 per ABOA SF (meeting GSA�s standard building shell requirements) for all other locations Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
