- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Virginia City: Arlington Delineated Area: Northern Virginia � Metro Proximate Minimum Sq. Ft. (ABOA): 82,486 ABOA SF Maximum Sq. Ft. (ABOA): 86,610 ABOA SF Space Type: Office and Related Space Parking Spaces (Total): 1 (Reserved) Parking Spaces (Reserved):� 1 (Reserved) Parking Spaces (Structured): 1 Parking Space Full Term: 10 years Firm Term: 10 years Option:� 5 years Additional Requirements: The offered space must be contiguous. Offered space must be horizontally and vertically contiguous and located within a single building.� If multiple floors are offered, at least 50% of the offered space of each floor must be located directly above or below another offered floor Contiguous space is defined as two or more blocks of space that are adjacent to each other on the same floor, or floors that are directly above or below one another. All proposed office areas must be at or above grade. The proposed space must accommodate a server room that operates 24/7. � � � � � �� Offered buildings must be able to meet all Government requirements contained in this Beta.Sam Ad and in the RLP/Lease to be issued, including but not limited to requirements for fire-safety, amenities, sustainability, and handicapped access in accordance with ABAAS guidelines.� Space shall be located within a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use.� Offered space shall not be in the 100-year flood plain.� Not all minimum requirements are stated in this advertisement. A variety of inexpensive or moderately priced fast-food and/or eat-in restaurants and other employee services, such as retail shops, cleaners, and banks shall be located within�the immediate vicinity of the Building, as determined by the LCO, but generally not exceeding 2,640 walkable linear feet.� The proposed leased space shall be fully serviced. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and nonproductive agency downtime. The Government�s decision regarding whether to relocate will be based, in part, on information received in response to this notification.� In the event that a potentially acceptable offer fails to provide required information as part of its response to this notification, the Government reserves the right to assume that the building in question cannot meet the Government�s requirements. At this time, the Government is only considering existing buildings, and will not consider new construction options. Submission by anyone other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space.
