- U.S. Government United States Department of Agriculture (USDA) seeks to lease the following space: City, State:�Wilber, NE County: �Saline County Delineated Area:�Wilber City Limits Minimum Sq. Ft. (ABOA):�Approx. 3,722 ABOA SF Maximum Sq. Ft. (ABOA):�Approx. 3,918 ABOA SF Rentable Square Feet (RSF):�Not-to-Exceed 4,506 RSF Space Type:�Office and related space Parking Spaces (Total):�4 Reserved for Official Government vehicles and 1 for a trailer Full Term:�10 Years Firm Term:�3 Years Termination Rights:�120 Days in whole or in part Additional Requirements: -Pull thru parking is required. - A secured garage is required for a UTV/Trailer ��������������� Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease.� ��������������� A fully serviced lease is required.� ��������������� Offered space shall not be in the 100-year flood plain. Expressions of Interest Due:�4/7/2021, 5:00 PM Eastern Market Survey (Estimated):�TBD Occupancy (Estimated):�TBD Expressions of Interest shall include the following: 1.���� Name of Owner; 2)��� Building name/address and location of available space within the building; 3)��� Age of building; 4)��� Building site/lot plans; 5)��� One-eighth inch Scaled drawings�interior layout/drawings/pictures (with dimensions shown) reflecting the space being offered; 6)��� A map demonstrating that the building is within the delineated area; 7)��� Any information related to title issues, easements, and restrictions on the use of the building; 8)��� New Construction - Site/Aerial plans or building site/lot plans showing the location of the proposal land along with the parcel (if part of multiple parcels, all parcel numbers associated with the proposed land). Zoning compliance. Adjacent streets showing proposed ingress/egress shall be shown on the plan; 9)��� Rentable square feet (RSF) to be offered, expected rental rate per sf, fully serviced; 10)� ANSI/BOMA Office Area (ANSI/BOMA) to be offered, expected rental rate per sf, fully serviced. State whether tenant improvements estimates are included in the rental rate quoted; 11)� List of building services provided; 12)� Delivery timeframe (date of space availability); 13)� Evidence of building ownership; 14)� Name, address, telephone number, email address of authorized contact; 15)� Written acknowledgement in cases where an agent is representing multiple ownership entities; 16)� Permission to represent multiple owners for the same submission; 17)� Amount of parking available onsite; Two reserved parking spaces for official Government vehicles. Cost associated with reserved parking spaces must be included in the offered rental rate. Parking lot must accommodate oversized vehicles and pull-thru trailers. Parking lot must comply with local codes; 18)� Energy efficient and renewable energy features existing within the building. * Any submission received without documentation of ownership and/or written authorization to represent owner(s) will not be considered until such time the documentation has been received, which must also be submitted prior to the Expressions of Interest due date. ** In cases where an Agent is representing multiple entities, written acknowledgement/ permission from each entity to represent multiple interest parties for the same submission must be submitted prior to the Expressions of Interest due date.
