U.S. GOVERNMENT Project # 8CA3448 General Services Administration (GSA) seeks to lease the following space: State: CA City: Los Angeles Delineated Area: North: Beverly Blvd to Silverlake Ave to SR-101 to SR-110 to I-5 north to SR 134 to I 210 East: Los Robles Ave South to Atlantic Blvd to I-10 east to I-605 south to I-105 South: I-105 west to I-110 south to Rosecrans Blvd west to Sepulveda Blvd/PCH West: Sepulveda Blvd/PCH north to Slauson Blvd, north to LaCienega Blvd to Beverly Blvd (See attached map) Minimum Sq. Ft. (ABOA): 54,100 Maximum Sq. Ft. (ABOA): 59,000 Space Type: Office, Office Related Parking Spaces (Total): Per Building Code Parking Spaces (Surface or Structured): Per Building Code Parking Spaces (Reserved): 25 Full Term: 20 years Firm Term: 20 years Option Term: N/A Additional Requirements: Space shall be contiguous on one or more floors and conducive to an efficient office layout and good utilization. In the event that ground floor space is offered for visitor screening and related activities, it is not required to be contiguous. Minimum floorplate must be 15,000 ABOASF Column spacing must be 25� x 25� on center. This does not include the distance between columns and exterior walls or columns and building core walls. A light rail or bus rapid transit stop shall be located within the immediate vicinity of the Building, but generally not exceeding a safely accessible, walkable 2,640 feet from the principal functional entrance of the building, as determined by the LCO. 25 on-site reserved parking spaces.� Space shall be contiguous and conducive to an efficient office layout and good utilization. In the event that ground floor space is offered for visitor screening and related activities, it is not required to be contiguous. Ceiling height required to be a minimum of 8� to a maximum 12�. Space will be occupied by the Executive Office for Immigration Review (EOIR) with 127 employees and average daily visitors from 150 to 1,500. Janitorial services to be provided weekdays from 7:00 am - 5:00 pm. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall be outside the 100/500 year flood plain.
