- Advertisement ��������������������������������������������������������������������������������������������������������� GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Augusta City: Maine Delineated Area: All portions within City Limits of Augusta, ME that are west of the Kennebec River Minimum Sq. Ft. (ABOA): 9,819 ABOA SF (11,291.85 RSF) Maximum Sq. Ft. (ABOA): 10,310 ABOA SF Space Type: Office, Special Use, Light Industrial, and Ware Yard Space Parking Spaces (Total): 45 Secured Surface Spaces Parking Spaces (Surface): 45 Secured Surface Spaces Parking Spaces (Structured): 0 Full Term: 15 Years Firm Term: 10 Years Option Term: N/A Additional Requirements: Building site must accommodate good, safe, vehicular access and circulation throughout for large vehicles and vehicles pulling trailers that can reach more than 55� long with central pivot points. Drive-through design required, or otherwise provide significantly more circulation space within the secured ware yard if it is adjacent to the building and light industrial/warehouse space. Ware yard space must be located on site and shall be directly adjacent and connected to the warehouse space and overhead door(s), with ware yard access controlled through automatic gates and a card reader entry system. Offered space shall be entirely ground level, contiguous, and contained within a single, secured, fenced area. Fixed height loading docks with a higher floor elevation then the remainder of the space is not acceptable. Warehouse space shall have a minimum clear or working ceiling height of 16 feet clear. The Government shall have the right to incorporate a mezzanine storage space within the warehouse should the ceiling height be high enough to accommodate such construction. The Government shall have 24/7/365 access to the offered space. In addition to the parking requirement, 42 spaces shall be provided on-site, outside of the secured parking perimeter, for employees and visitors. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required. Offered space shall not be in the 100-year flood plain. The U.S. Government currently occupies office and related space in a building under a lease in Augusta, ME, that will be expiring.� The Government is considering alternative space if economically advantageous.� In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
