East: Hwy 169 to Hwy 18 to M St SE to 37th Street SE to A Street SE to Ellingson Road. South: Ellingson Road to Hwy 167 to Hwy 18 to Hwy 99. West: Hwy 99 to Hwy 509 to Hwy 99 Minimum Sq. Ft. (ABOA): 11,735 Maximum Sq. Ft. (ABOA): 12,969 Space Type: Office Parking Spaces (Total): 0 Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 20 Years Firm Term: 10 Years Option Term: n/a Additional Requirements: Space shall be located no more than 800 linear feet from a primary or secondary street. A primary or secondary street must have scheduled public transportation, in both directions, if a two-way street. If on high-traffic of multi-lane street, traffic signals located within two blocks for safe access. No history of prior heavy industrial use, including but not limited to, large dry cleaning operations, rail yards, gas stations, or industrial facilities. Not immediately adjacent to railroad tracks. Visible or easily located from an arterial street. Standard �Class A� office space consistent with local market. Complies with all applicable building codes. Complies with accessibility standards as defined in the ADA, ABAAS, and UFAS. If offered space is above the ground floor, minimum two accessible elevators to access space, one of which may be a freight elevator and one must have a back up generator. The offered space shall not be located below the ground floor. Adaptable to an efficient layout as determined by SSA. Consideration will include: Contiguous space, all on one floor, not separated by common hallways or other areas. No part of the offered space shall be below the ground floo4 No interior ramps. Not more than twice as long as it is wide Regular shape, free of obstructions that hinder development of efficient space design. Columns at least 20� from walls and other columns. Asbestos free No history of water/moisture intrusion or mold growth. NEC-compliant electrical distribution system sufficient to support all electric, data, and telecommunications systems requirements and specs. ASHRAE-compliant commercial grade HVAC system. Properly ventilated, code-compliant commercial grade plumbing system to support all break room and restroom requirements and specifications. Potable water supply system (including piping, solder, and fixtures) meet EPA �lead-free� standard, manufactured in accordance with ANSI/NSF International Standard 61. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 or 500 year flood plain.
