THERE IS NO SOLICITATION AT THIS TIME. This request is for information only and does not constitute a Request for Lease Proposal. Submission of any information in response to this market survey is purely voluntary. The government assumes no financial responsibility for any costs incurred associated to this request for capability information. State: Kentucky City: Hazard Delineated Area: SEE BELOW Minimum Sq Ft (ABOA): 12,000 Maximum Sq Ft (ABOA): 13,230 Space Type: OFFICE Parking Spaces (Total): 75 Parking Spaces (Surface): 75 Parking Spaces (Structured): NONE Parking Spaces (Reserved): 5 GOV and 3 Handicapped Full Term: 10 Years (considered) Firm Term: 5 Years (considered) Non-Firm Term: 5 Years (considered) Additional Requirements: SEE BELOW The Department of Veterans Affairs Lexington, KY seeks to lease approximately 12,600 ANSI/BOMA office area (ABOA) square feet of space and a minimum of 75 on-site parking spaces. This space shall be used as a medical office and outpatient medical care in Hazard, KY. The space shall be available for use by Tenant (VA) for personnel, furnishings, and equipment to meet the needs of an outpatient clinic. Space design will provide maximum co-location of the staff providing services to our patients. The Department of Veterans Affairs will consider space located in an existing building as well as land for new construction. The space shall be ground level entry/exit, no stairs, or elevators, one contiguous office space in a Class A Building. Space offered must be in a quality building of sound and substantial construction, either a new, modernized building, or one that has undergone restoration or rehabilitation for the intended use. Space shall be in a prime commercial office space with attractive, professional surroundings. Streets and public walkways shall be well maintained. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain. Delineated Area: To receive consideration, submitted properties must be located within Perry County and the following area described below, which is bound by the following roads, or must front on any of the following boundary lines: NORTH BOUNDARY: Hwy 267 and Hwy 15 intersection, Hal Rogers Parkway (Hwy 80), Hwy 80 and Winter Way intersection EAST BOUNDARY: Winter Way to Hominy Mill Rd; Combs Rd (Hwy 550); N. Main St (Hwy 476); Memorial Drive (Hwy 15), SOUTH BOUNDARY: State Hwy 451, Coates Branch Rd, WEST BOUNDARY: Hwy 451/Hwy 80 intersection, Hwy 80, Hwy 80/Couchtown Rd Intersection, Couchtown Rd, Hwy 267 Expressions of interest must be emailed to the Lease Contract Specialist, David B. Include the following information as a minimum: Contact information, DUNS, Socio-economic status declared for NAICS 531120 Building name, address, and location of the available space Amount of offered space in ABOA and Rental Square Feet (RSF) along with the conversion rate Building ownership information, brokers or legal representatives must show written acknowledgement and permission to represent the property Amount of parking available on-site Submit the above information and supporting information as one pdf file not to exceed 10 pages The Government is limited by law (40 USC 278a, as Amended 10-1-81) to pay no more than the appraised fair rental value for space.
