U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Maryland City: Suburban MD Delineated Area: Within Montgomery and Prince George�s counties as further delineated as follows: Beginning at the intersection of the Potomac River and the W city boundary of Washington, DC (POB); NW along the Potomac River to Riley�s Lock Road; North on Riley�s Lock Road to River Road; East along River Road and continuing along Seneca Road (aka Rte 112); NE along Seneca Road to Darnestown Road (aka Rte 28); NE then SE along Darnestown Road to Muddy Branch Road; North along Muddy Branch Road to Great Seneca Highway (aka Rte 119); SE long Great Seneca Highway to Sam Eig Highway (aka I-370); NE along Sam Eig Highway and continuing E along the Intercounty Connector to Baltimore Avenue (aka Rte 1); SW along Baltimore Avenue to Powder Mill Road (Rte 212); East along Powder Mill Road to Edmonston Road (Rte 201); S along Edmonston Road, becoming Kenilworth Avenue (Rte 201) to Annapolis Road (Rte 450); W along Annapolis Road to Bladensburg Road (Alt Rte 1); W on Bladensburg Road to the E city boundary of Washington, DC; NW along the E city boundary of Washington, DC becoming Eastern Avenue NE to Western Avenue NW and the W city boundary of Washington, DC; SW along Western Avenue NW to with POB. Minimum Sq. Ft. (ABOA): 54,160 Maximum Sq. Ft. (ABOA): 56,868 Space Type: Office and related space Parking Spaces (Total): 196 Parking Spaces (Reserved): 1 reserved for Official Government Vehicles Full Term: 20 years Firm Term: 20 years Additional Requirements: ? Offered space must be contiguous within a single building. ? Below grade space is not acceptable. ? Subleases are not acceptable. ? Space should allow for efficient layout and office workflow. ? The offered building must provide structural integrity to include modernization of base building systems and common space i.e. lobby, elevators, restrooms, etc. ? Columns must have regular spacing of sufficient distance to support effective design. ? Mechanical base building systems must be able to support a minimum of 6 ACH and a minimum of a MERV 14 certified filter. ? General Purpose space must have a minimum ceiling height requirement of 9' from the slab to the finished ceiling, with an additional 16"" unobstructed clearance from top to finished ceiling to underneath of slab. ? The government�s requirements include 3,500 ABOA SF of shared conference space (special purpose space). The conference area must have a dedicated HVAC supply that is separately controlled, have proper egress to ensure life safety and meet all local code requirements. The conference space shall provide for a minimum of 10' clearance from the slab floor to the finished ceiling, with an additional 16"" unobstructed clearance from top to finished ceiling to underneath the slab. If the offered building can satisfy the shared conference room requirement with a building amenity that is acceptable to the agency, then the agency may determine to utilize the same approved square footage to satisfy other needs in their program of requirements. ? The offered building must provide access and rights to loading docks and freight elevators. ? Tenant Improvement Allowance of $63.87 per ABOA SF. ? The building, offered space, and parking area must be able to meet and maintain Level 2 Interagency Security Committee requirements. ? The offered building must be located within close proximity to public transportation. If the proposed building is not within a 1/2 walkable mile from a Metrorail station, then Lessor will be responsible for providing shuttle service to and from a metro station determined by the Lease Contracting Officer. ? The building must provide the following amenities: bike lockers or rack, building cafe, fitness area with lockers. In addition, the following amenities must be located within a walkable 1/4 mile of the offered building: restaurants, grocery stores, pharmacies, banking, laundry/dry cleaners. Offered space must meet Government requirements for fire safety, accessibility, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain. This procurement will be subject to all the rules, regulations, conditions, and specifications stated in the Request for Lease Proposal (RLP) package that will be sent out pursuant to this advertisement. At this time, the Government is only considering existing buildings, and will not consider new construction options. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR)). Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
