Colonial Dr, South to N Magnolia Ave, East to E. Livingston St, South to S. Rosalind Ave, East to E Central Blvd, South to Lake Ave, West to E South St, extending to Hwy 408. S: Hwy 408 W: I-4 to Hwy 408 Minimum Sq. Ft. (ABOA): 3,500 Maximum Sq. Ft. (ABOA): 5,800 Space Type: Office Parking Spaces (Total): 7 Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 7 Full Term: 2 years Firm Term: 1 year Option Term: N/A Additional Requirements: Offered space can be disbursed as follows: 1,950 USF and 1,350 USF. Can be located on one contiguous floor and located on the second floor or higher is preferred. Space shall be located: 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere, OR 2) On an attractively landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. Location should not be adjacent to overpasses, bridges, elevated ramps or railroad tracks.� The parking-to-square-foot ratio available on site shall at least meet current local code requirements. Action: Choose whether or not a fully serviced lease is required.� Also choose 100 year floodplain unless requirement is identified by agency as a critical action. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies office and related space in a building under a lease in Orlando FL, that will be expiring.� The Government is considering alternative space if economically advantageous.� In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
