U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Georgia City: Columbus Delineated Area: North:� 11th Street South:�� 7th Street[H1]�[SR(2]� East:���� 4th Street � West:��� Bay Avenue Office Minimum Sq. Ft. (ABOA): 1,200 ABOA SF Office Maximum Sq. Ft. (ABOA): 1,250 ABOA SF Parking Spaces (Total): 1 Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 1 Full Term: 15 Years Firm Term: 10 Years Option Term: N/A Additional Requirements: Offered space shall be located within 2 blocks of the U.S. Bankruptcy Court (preferred); or within the delineated area. Offered[H7]� space must be located on one contiguous floor.� Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. The parking-to-square-foot ratio available on site shall at least meet current local code requirements, or, in the absence of a local code requirement, on-site parking shall be available at a ratio of one (1) space for every 200 RSF of Space.� Adequate eating facilities shall be located within the immediate vicinity of the Building, but generally not exceeding a driveable 2 miles, as determined by the LCO.� Other employee services, such as retail shops, cleaners, and banks, shall be located within the immediate vicinity of the Building, but generally not exceeding a driveable 2 miles as determined by the LCO.� Amenities must be existing or Offeror must demonstrate to the Government�s reasonable satisfaction that such amenities will exist by the Government�s required occupancy date. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Government may consider separately metered utilities.� Offered space shall not be in the 100-year flood plain.� Expressions of Interest Due: By 5PM EST on 4/19/2021�(Please reference Project #8GA2382 with your submission) Market Survey (estimated): TBD Initial Offers Due (estimated): TBD Occupancy: October 2022 The[H8]� U.S. Government currently occupies office and related space in a building under a lease in Columbus, GA, that will be expiring.� The Government is considering alternative space if economically advantageous.� In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Please reference Project Number 8GA2382 when submitting Expressions of Interest.� If known, please include the information below. Building name, address and location of the available space within the building. Rentable Square Feet (RSF) available and expected full service rental rate per RSF. ANSI/BOMA Office Area (ABOA) Square Feet (SF) to be offered. Date of space availability. Building ownership information. Amount of parking available on-site and its cost.� Include whether expected rental rate includes the cost of the required Government parking (if any). List of building services provided. If known, energy efficiency and renewable energy features existing within the building. If known, building, space and parking accessibility in compliance with ABAAS. If known, building, space and parking compliance with fire and life safety and seismic requirements.
