General ServicesAdministration (GSA) seeks to lease the following space: � State: New York City: Buffalo Delineated Area: North: E Tupper Street East: Michigan Avenue to Seneca Street to Smith Street to Exchange Street to Michigan Avenue South: South Park Avenue to Buffalo Skyway West: Buffalo Skyway to Upper Terrace/Lower Terrace to S Elmwood Avenue Minimum/Maximum Sq. Ft. (ABOA): 6,700 - 7,035 ABOA SF Space Type: Office Parking Spaces (Total): 6 secured Full Term: 15 years Firm Term: 10 years Cancellation Rights: 90 days Additional Requirements: � Space must be contiguous on a single floor at ground level or above. Basement or below grade space will not be accepted. Space should allow for efficient layout and office workflow. Columns must have regular spacing of sufficient distance to support effective design. Subleases are not acceptable. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The offered space must meet or be capable of meeting Government requirements for Security, Fire Life Safety and Handicapped Accessibility. The Government shall have access to the space 24 hours a day, 7 days a week Offered space must meet Government requirements for fire safety, accessibility and sustainability standards per the terms of the Lease. �A fully serviced lease, to include all utilities and janitorial is required. Offered space shall not be in the 100-year or 500-year flood plain. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). This procurement will be subject to all the rules, regulations, conditions and specifications stated in the Request for Lease Proposal (RLP) package that will be sent out subsequent to this advertisement. �At this time, the Government is only considering existing buildings, and will not consider new construction options. Expressions of Interest must be received in writing no later than April 30, 2021 by 5:00 PM Eastern Standard Time, and should include the following information at a minimum: � Building name and address? � Location of space in the building and date of availability? � Rentable Square Feet (RSF) offered and full-service rental rate per RSF? � ANSI/BOMA office area (ABOA) square feet offered and full-service rental rate per ABOA SF? � Floor plans (AutoCAD) identifying offered space? � Name, address, telephone number, and email address of authorized contact. Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
