- U.S. GOVERNMENT 8ID2145 General Services Administration (GSA) seeks to lease the following space: State: Idaho City: Challis Delineated Area: City Limits of Challis, ID Minimum Sq. Ft. (ABOA): 7,901 Office plus 2,160 Warehouse plus 43,000 SF Secured Ware-yard Maximum Sq. Ft. (ABOA): 8,300 Office plus 2,268 Warehouse plus 43,000 SF Secured Ware-yard Space Type: Office, Warehouse, Ware-yard Parking Spaces (Total): 65, as broken down below. Parking Spaces (Surface): 65 total spaces as broken down below: 14 shall be reserved and secured in the Ware-yard for Government Owned Vehicles (GOVs) 3 visitor spaces, 3 accessible spaces shall be located at the main entrance of the building 1 14� x 40� RV space, and 44 visitor parking spaces shall be within a walkable 1/8 mile from the main building entrance. � Parking Spaces (Structured): 0 Parking Spaces (Reserved): 65 per above requirements Full Term: 20 Years Firm Term: 20 Years Additional Requirements: Wareyard Requirements: The Rate shall be modified gross as tenant will pay for its own gas and electric service directly to the utility provider. Rate shall include full amortized Tenant Improvement (TI) Allowance. DRAINAGE, SWALES, DETENTION PONDS, SNOW STORAGE The Lessor shall provide all square feet required for site drainage swales or detention ponds and snow storage. This square footage shall be over and above the BLM minimum requirement. WAREYARD ACCESS Access to the wareyard area will be achieved by two means of convenient ingress and egress capable of providing sufficient turning radius to accommodate standard semi-truck with a trailer. WAREYARD PAVING Wareyard paving shall be designed in accordance with all geotechnical recommendations based on existing soil conditions and anticipated trip counts and vehicle loads. BLM shall provide Offeror with trip and vehicle load tables after RLP/Lease distributed. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount (if any) Date of space availability; Building ownership information; Amount of parking available on-site and its cost.
