� GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: North Carolina City: Greensboro Minimum Sq. Ft. (ABOA): 2,800 Maximum Sq. Ft. (ABOA): 3,000 Space Type: Office space Parking: 6 reserved, secured spaces for Government Owned Vehicles Full Term: 10 Years Firm Term: 10 Years Additional Requirements: The Government requires the proposed space to be contiguous. The proposed space must be located in a modern quality building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition. A fully serviced lease is required.� Offered space must meet all Government requirements contained in the RLP/Lease to be issued, including requirements for fire safety, accessibility (ABAAS), access to amenities, ISC Level II security standards, and sustainability standards by the required occupancy date per the terms of the Lease.� Not all minimum requirements are reflected in this advertisement. Expressions of Interest Submission Instructions/Requirements: Please provide the following basic information for the building proposed for consideration.� All submissions should include the following information at a minimum: Building name/address and the location of available space within the building; Age of building; Date of space availability; Total existing gross square feet, and gross square feet per floor; Site plan depicting the building and parking; Floor plan and gross square footage of proposed space; Identification of on-site parking; Location on map demonstrating the building lies within the delineated area; FEMA map demonstrating that the property lies outside the 100-year floodplain; Name of owner and name and contact information of authorized contact; Evidence of ownership.� Non-Owners (e.g. brokers) must provide evidence of authority granted by property owner to submit the property; and Any information related to title issues, easements, or restrictions on the use of the building. Delineated Area: Submitted properties must be located within the delineated area, which is bounded by the following roads.� (Properties fronting any of the below roads are considered to be within the delineated area.) SOUTH Starting at the bottom left, head east from the intersection of Mendenhall St and Spring Garden St. on Spring Garden St. to South Elm St., then head south on S. Elm St. to the intersection with E. McGee St., then head east on E. McGee St. to the intersection with S. Davie St., North on S. Davie St. to E. Washington St., head east on E. Washington St. to the intersection with S. Church St. EAST Head north on S. Church St which becomes N. Church St. to the intersection with E. Fisher Ave. NORTH Head west on E. Fisher Ave. which becomes W. Fisher Ave., then continue west on Battleground Ave., to the intersection with Hill St., head west on Hill St. to the intersection with N. Mendenhall St., then south on N. Mendenhall St. to Lakeview St., west on Lakeview St. to Woodlawn Ave. WEST Head south on Woodlawn Ave. to the intersection with Guilford Ave., east or-4 Guilford Ave. to N. Mendenhall St., then south on N. Mendenhall St. to the intersection with Spring Garden St. A map of the delineated area is provided on the next page for further clarification of the boundaries.
