U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State:�Northern Virginia City:�Various Delineated Area: Northern Virginia (Arlington, Fairfax, Loudoun, and Prince William counties and the incorporated cities and towns of Alexandria, Fairfax, Falls Church, Herndon, Vienna, and Manassas) Minimum Sq. Ft. (ABOA):�73,500 Maximum Sq. Ft. (ABOA):�77,175 Space Type: Data Center, Office Parking Spaces (Total):�180 Parking Spaces (Surface):�180 Parking Spaces (Structured):�0 Parking Spaces (Reserved):�0 Full Term: 15 years Firm Term:�15 years Additional Requirements:�See below The U.S. Government currently occupies data center, office and related space in a building under a lease in Sterling, Virginia, that will be expiring.�Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A net-of-electric, but otherwise fully serviced, lease is required. Offered space shall not be in the 100-year flood plain. Offerors shall be responsible for providing a standard GSA warm lit shell. Not all minimum requirements are stated in this advertisement. Offered buildings must meet certain base building requirements, including but not limited to the following: Offered space must be above grade and located in a one-story, single-tenant building; Offered building must be serviced by two redundant commercial power feeds with each capable of delivering a load of at least 3,700 kVA; Offered building must currently have or be able to provide sufficient cooling for a facility that utilizes an electrical load of 3,700 kVA in an N+1 redundancy configuration; Building must meet or have the ability to meet ISC Level III security requirements, as determined by the Government in its sole discretion; All portions of the building must be no less than 60 feet from adjacent property lines and at least 100 feet from unsecured parking (whether on-site or adjacent site); Location must be within five (5) drivable miles of an existing interstate highway or freeway; Building must have at minimum three (3) dock-high loading docks capable of accommodating a tractor trailer; Ability to meet column spacing of 40�-0� on center or greater; Minimum vertical dimension of 20�-0� throughout; An outdoor space to accommodate three (3) 1,500 kVa generators and a 20,000-gallon in-ground diesel fuel tank. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. The Government�s decision regarding whether to relocate will be based, in part, on information received in response to this notification. In the event that a potentially acceptable offer fails to provide required information as part of its response to this notification, the Government reserves the right to assume that the building in question cannot meet the Government�s requirements. Submission by anyone other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). �For more information, visit: https://acquisition.gov/FAR-Case-2019-009/889_Part_B. Offered rental rate should include a standard GSA warm lit shell, a tenant improvement allowance (TIA) of $58.96/ABOA SF, a building specific amortized capital (BSAC) allowance of $25.00/ABOA SF, and exclusive use of all on-site parking; 5) A description of additional tenant concessions offered, if any; 6) Date building will be ready for commencement of tenant improvements; and 7) Evidence that the offered space will meet the other specific requirements identified herein.
