Description
The United States Department of Agriculture (USDA) seeks to lease the following space: State: ID City / County Lewiston / Nez Perce County Delineated Area: North: Lewiston city limits East: Lewiston city limits South: Lewiston city limits West: Lewiston city limits Minimum Sq. Ft. (ABOA): 3,700 Maximum Sq. Ft. (ABOA): 4,062 Maximum Sq. Ft. (RSF): 4,276 Space Type: Office� Parking Spaces (Total): The greater of local code or 24 spaces Parking Spaces (Surface): The greater of local code or 19 spaces Parking Spaces (Reserved): 5 spaces Full Term: Ten (10) years Firm Term: Three (3) years firm with 120 day termination at any time.� If the Government terminates the lease before Tenant Improvements (TI) are paid off, the Government will pay the remaining TI balance at the time of lease termination.�� Option Term: N/A Additional Requirements: ��� Interested parties must provide the name of the building, address, location of available space, rentable square feet offered and rate per RSF, floor plans and contact information of authorized representative. ��� Expressions of Interest must also include the offered Rentable square feet (RSF) and ANSI/BOMA office area/usable square feet (USF) and the rental rate per RSF and USF, full service inclusive of a Tenant Improvement Allowance of $75.00/USF, meeting USDA�s standard office building shell requirements.� The Tenant Improvement Allowance for existing locations is $8.25/USF. ��� Contiguous, above ground, space preferred. ��� All interested parties must either submit evidence of ownership or written authorization to represent the owner(s).
