U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State:Illinois City:Lisle Delineated Area: North: Butterfield Road South: E. Chicago Ave /Maple Ave. /W. Jefferson Ave /S. Washington Ave. /S. Washington St. East: Finley Rd./Belmont Rd. West: Route 59 � changes to Winfield Rd./Diehl Rd./ N. Mill Street Minimum Sq. Ft. (ABOA):32,000 Maximum Sq. Ft. (ABOA):35,550 Space Type: Office and specialized storage space Parking Spaces (Total): Per Local Code and adequate public parking on site Parking Spaces (Reserved and Secured): 1 Full Term:15 years Firm Term:10 years Additional Requirements: No below grade space will be accepted. Storage and specialized rooms may require rooms with no windows. Space which shall be located in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use.� Specialized floor loads may be required. Offered space must �be located on the 2nd floor or above and on �not more than 2 contiguous floors, and shall provide configuration of space that will allow efficient layout of space for offices, workstations, and special use spaces (file, copy, storage rooms, etc.) This site access shall be via a direct route from a primary or secondary street. Public transportation route stops, and Public Parking shall be located within .25 mile walking distance of the offered location. The Federal Government requires a fully serviced lease.� All services, janitorial supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Offered space must meet Federal Government requirements for fire safety, accessibility, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100-year flood plain unless there are no other practicable alternatives This procurement will be subject to all the rules, regulations, conditions, and specifications stated in the Request for Lease Proposal (RLP) package that will be sent out pursuant to this advertisement. At this time, the Federal Government is only considering existing buildings, and will not consider new construction options. Expressions of Interest must be received in writing no later than June 11, 2021 by 5:00 PM Eastern Time, and should include the following information at a minimum: Building name and address? Location of space in the building and date of availability? Rentable Square Feet (RSF) offered and full-service rental rate per RSF? ANSI/BOMA office area (ABOA) square feet offered and full-service rental rate per ABOA SF? Floor plans (as-built) identifying offered space? Name, address, telephone number, and email address of authorized contact. Name, address, telephone number, and email address of management company Owners, brokers, or agents may offer space for consideration. �Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
