Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: California City: San Diego Delineated Area: North: Cedar Street East:� 8th Avenue South: Market Street to State Street to E Street West:� Pacific Coast Highway Minimum Sq. Ft. (ABOA): 12,214 Maximum Sq. Ft. (ABOA): 12,703 Space Type: Office Parking Spaces (Total): 35 total spaces; a minimum of 10 reserved spaces must be provided on-site in a secured parking area and up to 25 additional reserved spaces may be provided within a one-block radius of the building. Lessor to specify the location and type of parking (surface lots are not acceptable). Of the 10 spaces provided on-site 1 must be located near the building�s freight, loading area, or service entrance. Parking Spaces (Surface): n/a Parking Spaces (Structured): 35 Parking Spaces (Reserved): 35 Full Term: 20 years Firm Term: 15 years Option Term: n/a Additional Requirements: The 12,214 -12,703 should be contiguous space (either on the same floor or on contiguous floors within the building). It is preferable that the space is comprised of two contiguous spaces consisting of approximately 1,400 ABOA SF and 11,300 ABOA SF. It is preferred that both spaces be located on a single floor where each space could be split by a public corridor and/or separated by no more than 50 feet, however, this is not required Two separate entry points for each space must be provided that are separated visually or by a barrier.� One entry point must be serviced by an elevator. Rooftop space must be provided for satellite a dish and antennae. The agency will require the coordinated use of either a freight elevator or passenger elevator that may be locked off for private use. This need may occur during both building hours and after hours. The agency will coordinate this use with the building�s management, as requested. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain.
