- General Services Administration (GSA) seeks to lease the following space: State: Washington City: Seattle Delineated Area: North: NE 205th ST to 244th ST SW West: 8th Ave NW to NW 180th ST to 6th Ave NW to NW 175th ST to 3rd Ave NW to Greenwood Ave N to NW 80th ST to I-5 South: NE 65TH ST East: Sand Point Way NE to NE 125th St to Lake City Way NE (Hwy 522) to Ballinger Way NE (Hwy 104) Minimum Sq. Ft. (ABOA): 5,092 Maximum Sq. Ft. (ABOA): 5,346 Space Type: Office Parking Spaces (Total): Per Local Code Full Term: 10 Years Firm Term: 5 Years Option Term: None Additional Requirements: Space shall be located no more than 800 linear feet from a primary or secondary street. A primary or secondary street must have scheduled public transportation in both directions, if a two-way street. If on high-traffic or multi-lane street, traffic signals located within two blocks for safe access. No history of prior heavy industrial use, including but not limited to large dry cleaning operations, rail yards, gas stations, or industrial facilities. Not immediately adjacent to railroad tracks. Visible or easily located from an arterial street. Public-accessible parking within 800 linear feet from offered space. Standard Class �A� or Class �B� office space consistent with local market. Complies with all applicable building codes. Complies with accessibility standards as defined in the ADA, ABAAS and UFAS. If offered space is above ground floor, minimum two accessible elevators to access space, one of which may be a freight elevator.� The offered space shall not be located below the ground floor. Adaptable to efficient layout as determined by SSA.� Considerations will include: o���� Contiguous space, all on one floor, not separated by common hallways or other areas. o���� No interior ramps. o���� Not more than twice as long as it is wide. o���� Regular shape, free of obstructions that hinder development of efficient space design. Columns at least 20� from walls and other columns. Asbestos-free. No history of water/moisture intrusion or mold growth. NEC-compliant electrical distribution system sufficient to support all electric, data and telecommunications systems requirements and specs. ASHRAE-compliant commercial grade HVAC system. Properly ventilated, code-compliant commercial grade plumbing system to support all break room and restroom requirements and specifications. Potable water supply system (including piping, solder and fixtures) meet EPA �lead-free� standard, manufactured in accordance with ANSI/NSF International Standard 61. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year or 500 year flood plain.
