- SOURCES SOUGHT The Department of Veterans Affairs desires to lease sufficient rentable square footage to yield 28,016 contiguous net usable square feet of Medical Office and related space in Port Charlotte, Florida for use as a Community-based Outpatient Clinic (CBOC). The space shall have a minimum of 175 parking spaces available. A lease up to 15 Years will be considered. New and Existing buildings will be considered. However, if not a New Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences and must be ready for occupancy no later than October 1, 2023. Space within or fronting on the following boundaries will be considered: North: The line described by traveling east from the intersection of Collingswood Blvd and Hillsborough Blvd to the intersection of Hillsborough Blvd and Serris Drive, continuing east on Raintree Blvd to the intersection of Raintree Blvd and Interstate 75 (1-75). East: The line described by traveling south on 1-75 from the intersection of Raintree Blvd and Interstate 75 (1-75) to the intersection of 1-75 and County Road 776. South: The line described by traveling west from the intersection of 1-75 and County Road 776 (also referred to as Harbor View Road) to the intersection of County Road 776 and Tamiami Trail (US 41), continuing west on Edgewater Drive to the intersection of Edgewater Drive and Collingswood Blvd. West: The line described by traveling north from the intersection of Edgewater Drive and Collingswood Blvd to the intersection of Collingswood Blvd and Hillsborough Blvd. A market survey of offered properties will be conducted by VA staff at a specified date and time to be determined. Interested offerors (owners, brokers, or their legal representatives) should submit site-specific information concerning their properties to Cynetra Moore by e-mail only no later than 3:00 PM on June 25, 2021 to the following: Department of Veterans Affairs, Bay Pines Healthcare System Network Contracting Office 8 Attention: Cynetra Moore, Lease Contracting Specialist E-mail: cynetra.moore@va.gov Expressions of interest must contain the following information: Building name and/or address and location of the available space within the building Number of spaces to be offered and expected rental rate per NUSF, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. Date of space availability Building ownership information and authorization from owner to offer the property if applicable Energy efficiency and renewable energy features existing within the proposed building List of services provided (Utilities, janitorial, pest control, security monitoring, etc.). The Government is considering space if economically advantageous. The Government is limited by law (40 USC 278a, as Amended 10-1-81) to pay no more than the appraised fair rental value for space.
