************************************************************************************************ note:� this section is used for both the PRE-SOLICITATION NOTICE/advertisement and THE RLP procurement summary Advertisement ��������������������������������������������������������������������������������������������������������� GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: TEXAS City: HOUSTON Delineated Area: SOUTH: Southern boundary from intersection of Interstate 69 HOV / Loop 610 in a westbound direction to the intersection of Loop 610 / US 290 HOV. WEST: Western boundary from the intersection of US 290 HOV / Loop 610 in a northern bound direction to the intersection US 290 HOV / FM 1960 Rd. NORTH: Starting from the intersection of US 290 HOV / FM 1960 Rd. in a NE direction to the intersection of FM 1960 Rd. / Interstate 69 HOV. EAST: Eastern boundary from the intersection of FM 1960 Rd. / Interstate 69 HOV in a south bound direction to the intersection of Interstate 69 HOV / Loop 610. Minimum Sq. Ft. (ABOA): 97,331 Maximum Sq. Ft. (ABOA): 97,331 Space Type: Office Parking Spaces (Total): 452 Parking Spaces (Surface): 452 Parking Spaces (Structured): Parking Spaces (Reserved): Full Term: 10 Firm Term: 5 Option Term: N/A Additional Requirements: Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image.� Location should not be adjacent to overpasses, bridges, elevated ramps or railroad tracks. Action: Choose whether or not a fully serviced lease is required.� Also choose 100 year floodplain unless requirement is identified by agency as a critical action. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies office and related space in a building under a lease in Houston, TX, that will be expiring.� The Government is considering alternative space if economically advantageous.� In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
