Description
NOAA is interested in leasing pier space for 2 vessels and 6 small boats plus associated laydown area (0.5 acres) and building space totalling approximately 18,000 ANSI/BOMA office area square feet. The approximate requirements include the following: 575 linear feet of dedicated, exclusive use pier space with the following requirements: Main Channel Depth = 23� minimum Main Channel Width = 300� minimum Turning Basin Depth = 23� MLLW minimum Berth Depth = 23� MLLW minimum� Berth Maneuver Width = 3 times beam @ berth depth (150�) Pier/Berth Length = 575�� Single sided Pier Width = greater than or equal to 40� to provide 30� clearance Pier Loading = >500 psf� Pier Height/Storm Surge Protection = within 10�-15� above MLLW 180 linear feet of dedicated, exclusive use pier space for 6 small boats identified below: 46� Bertram 33� Survey Boat 22� Utility Boat (3) 18� Small Boats (Ship Support) 0.5 acres of dedicated and secured land to serve as laydown space for ship support. Building space totalling approximately 18,600 square feet (see components below).� The facility must be located adjacent to the pier to allow the Marine Operations (MO) personnel to easily offload equipment, data, and other scientific instrumentation.� The office space will be used by MO for scientific research and collaboration.� Additionally, the warehouse, workshop and IT supportive space must be located near the pier to allow for data processing and transportation.��� 6,000 square feet of warehouse space 200 square feet for Li-PO battery storage� 1,000 square feet for conference rooms 3,040 square feet of office/cubicles workspace 6,300 square feet of workshop space (wet/dry lab, etc.) Additional miscellaneous building space such as gym, breakroom, etc. A minimum of 68 parking spaces for NOAA use. NOAA is seeking a fully-serviced lease.� All services and utilities, including heating, ventilation, air conditioning, janitorial services, and landscaping shall be included as part of the rental consideration. The lease and space offered shall: (i) conform to current State and Federal fire and life safety standards; (ii) comply with all applicable Federal laws, regulations, and other requirements (e.g., the Architectural Barriers Act Accessibility Standards (ABAAS), National Fire Protection Association (NFPA) standards, energy, water and sustainability requirements in accordance with the U.S. and State Environmental Protection Agency, Seismic compliant with appropriate certifications...); and (iii) radon compliant and asbestos free. The leased premises must be located within the city limits of Gulfport, MS with direct access to pier space identified above.�� Lease Term:��The lease shall be up to a 20 year term.�� Expressions of Interest should include the following: � ANSI/BOMA office area (ABOA) square feet to be offered, and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. � Date of space availability. � Building ownership information. � Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). � Energy efficiency and renewable energy features. � List of building services provided.
