Advertisement RLP Procurement Summary GSA Public Buildings Service����������������������������������� U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: NC City: Charlotte Delineated Area: North: I- 85, East: I-485; South: I-485; and West: I-485. Minimum Sq. Ft. (ABOA): 11,534 Maximum Sq. Ft. (ABOA): 11,534 Space Type: Office Parking Spaces (Total): 20 Parking Spaces (Surface): NA Parking Spaces (Structured):�20 Parking Spaces (Reserved): NA Full Term:� 48 MONTHS Firm Term: 12 Option Term:�36 months� Additional Requirements: Agency Unique Requirements: Entities which cannot be located within 1,000 walkable feet of the selected location or is not to be located in any building or within 1,000 walkable feet of agencies or industry types (1) Private firms whose primary clientele are involved in or have ties to criminal elements. agencies providing probation and/or parole services halfway houses, (2) Agencies providing drug abuse counseling/rehabilitation programs. (3) Agencies providing social service agencies and welfare type programs.(4) Agencies providing welfare type programs.(5) Private law firms representing drug offenders. Building entrances/exits are not to be located within a 1,000 foot minimum boundary of the following: Drug-free zone. 1,000 walkable feet from a day care center boundary. 1000 walkable feet from a park. 1000 walkable feet from a school. 1000 walkable feet of areas where drug activities are prevalent. 1000 walkable feet of hotels and or motels. 1000 walkable feet of print media offices. 1000 walkable feet of radio stations. 1000 walkable feet of residential housing. 1000 walkable feet of shopping centers. 1000 walkable feet of stadiums/arenas. 1000 walkable feet of TV stations. Entities which cannot be located within 1,000 walkable feet of the selected location or is not to be located in any building or within 1,000 walkable feet of agencies or industry types (1) Private firms whose primary clientele are involved in or have ties to criminal elements. These factors may be acceptable but will be assess during the site selection/market survey process. Secure parking can be accomplished in the following ways: (1) Secure interior parking in the form of an enclosed garage is one option. If a garage is the secure parking method, it should have a minimum of 12� high clearance which will be based on the office vehicle height requirement for access by technical equipment vans. (2) If NO vehicle height requirement is needed the standard height of 7� will be acceptable. This determination will be made on a case by case, site by site basis. All spaces shall be clearly striped and numbered Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ). The U.S. Government currently occupies office and related space in a building under a lease in Charlotte, NC that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
