- GSA seeks to lease 160,000 ABOA SF of warehouese space: State:�Florida City:�Orange Park (mailing address) Delineated Area:�A portion of Clay County, Florida bounded as follows: North:�Timuquana Road (a/k/a County Road 134) South:�Kingsley Avenue (a/k/a County Road 224) East:�Roosevelt Boulevard (a/k/a Highway 17) West:�Blanding Boulevard (a/k/a State Road 21) Minimum Sq. Ft. (ABOA):�160,000 Maximum Sq. Ft. (ABOA):�160,000 Space Type:�Warehouse Parking Spaces (Total):�30 Parking Spaces (Surface):�30 Parking Spaces (Structured):�0 Parking Spaces (Reserved):�30 Full Term:�10 years Firm Term:�5 years Option Term:�N/A Additional Requirements: The total of 160,000 ABOA SF of warehouse space: may be split into as many as 5 buildings provided: � � � � � � A. all the buildings are located in the same warehouse/industrial park; � � � � � � B. all the buildings have the same owner; � � � � � � C. all the buildings are managed by the same company if the management company is different from the owner; � � � � � � D. the maximum distance between all buildings must be 1/2 mile or less; � � � � � � E. the minimum size of any proposed leaseable space in any building is 25,000 ABOA SF; � � � � � � F. if GSA is not the sole tenant of the building, then GSA must approve any building cotenant and there must be a solid� � � � security wall from floor to roof between the cotenants; no building may�not be located more than 8 miles from the main gate to the Navy Air Station Jacksonville; � the industrial park must not contain any �mini-warehouse� or �self-storage� space due to security concerns; the area around each building must be fenced; owner must permit armed military and/or civilian guards to be present on the premises and to patrol the entire industrial park if so desired; there is 24-hour access to all the buildings 365 days per year; there are no restrictions on delivery times or days within the industrial park; delivery/freight trucks must be permitted to park overnight on the premises; and space must be located on the first/ground floor. Note: The amount of climate-controlled office space and number and configuration of restrooms will be determined after the market survey. �Additionally, the number of loading docks, ramps and truck turning radius will be determined after the market survey and will be dependent on how many and the configuration of the building(s) offered. Offered space must meet Government requirements for fire safety, accessibility, and sustainability standards per the terms of the Lease.� A fully serviced lease is preferred but is not required.�Offered space shall not be located in a flood plain.
