- The General Services Administration (GSA) seeks to lease the following space: City/State: Washington, DC Delineated Area: Washington, DC-CBA (Central Business Area) Minimum Sq. Ft. (ABOA): 26,755 ABOA Approximate Sq. Ft. (RSF): 27,100 RSF Space Type: Office, Warehouse, and related space Parking Spaces (Total): 25 parking spaces, or parking in accordance with local code, whichever is greater Full Term: 15 years Firm Term: 10 years Option Term: N/A Additional Requirements: The offered building must have the ability to accommodate ISC Level III Security Requirements. The offered building must also have the following space requirements: A minimum of 4 bay doors in the loading dock area Minimum ceiling height of 18 feet. Minimum column space of 18 feet throughout the offered space. The Government currently occupies warehouse, office, and related space in a building under lease that will be expiring. Offered space must meet Federal Government, State, and Local jurisdiction requirements including, but not limited to, fire and life safety, security, accessibility, seismic, energy, and sustainability standards per the terms of the Lease. The proposed lease shall be full service. Offered space shall not be in the 100-year flood plain. Offerors shall be responsible for providing a standard GSA warm lit shell. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. The Government�s decision regarding whether to relocate will be based, in part, on information received in response to this notification. In the event that a potentially acceptable offer fails to provide required information as part of its response to this notification, the Government reserves the right to assume that the building in question cannot meet the Government�s requirements. Subleases will not be considered. Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered. Expressions of interest should include the following information at a minimum: 1. Building name, address, and age; 2. Location of space in the building and date of availability; 3. Rentable square feet (RSF) offered and rate per RSF; 4. ANSI/BOMA office area/usable square feet (ABOA SF) and rental rate per ABOA SF, full service, meeting GSA�s standard building shell requirements and inclusive of the following: Tenant Improvement Allowance (TIA) of $15.23/ABOA SF for the incumbent location and $29.09/ABOA SF for alternative locations. Building Specific Amortized Capital (BSAC) Allowance of $0.00/ABOA SF for the incumbent location and $25.00/ABOA SF for alternative locations. 5. Name, address, telephone number, and email address of authorized contact; 6. Scaled floor plans (as-built) identifying offered space; 7. Information on project and building ownership.
