Architectural-Engineer services to provide field reconnaissance, studies, site investigations, and design meetings with the users, including travel and work required to obtain engineering information and design data to produce a charrette study for this project.Comprehensive space utilization and optimization study and survey of existing building infrastructure is needed. Design solutions for Building B408 are needed to properly size and possibly consolidate and/or relocate the existing tenants and modify the building(s) appropriately. The statement of work requires a conceptual charrette report (CCR). The A-E firm will provide the personnel, services, equipment, materials, facilities, and other resources necessary to complete the report. The A-E firm is required to first provide a high-lvel analysis with minimal design and cost estimates for GFAFB & AFCEC review. Once the preferred planning alternative has been accepted by the government, the A-E will proceed with three scope alternatives in the 10% - 40% design accuracy. This will require the firm to conduct interviews with staff and leadership to determine current space utilization, number of occupants, requirements within each department such as access to loading dock, specific storage requirements (classified, HazMat, secure, etc.), quantity of offices, and space adjacency requirements. The completed charrette report will consist of a narrative document, preliminary site drawings, preliminary architectural floor plans and elevations, and a parametric cost estimate. As-builts are available upon request to the Contract Specialist and Contracting Officer.
