Description
General Services Administration (GSA) seeks sources that, if economically advantageous, may lease the following alternative space: State:��South Dakota City:��Sioux Falls Delineated Area: North:� From the Intersection West bank of the Big Sioux River and East 6th Street. West along East 6th Street to the intersection of East 6th Street and North Minnesota Avenue and North. East:� From the intersection of East 14th Street and Cliff Avenue extending north to the Big Sioux River.� Following the West Bank of the Big Sioux River North to the West bank of the Big Sioux River and East 6th Street. South:� From the Intersection of East 14th Street and Cliff Avenue, extending west along East 14th Street to the intersection of East 14th Street and North Minnesota Avenue. West:� From the intersection of East 14th Street and North Minnesota Avenue, extending North along North Minnesota Avenue to the intersection of North Minnesota Avenue and East 6th Street. Minimum Sq. Ft. (ABOA):��4,065 USF Maximum Sq. Ft. (ABOA):��4,268 USF Space Type:��Office, and related space Parking Spaces (Total):��3 Parking Spaces (Surface):��0 Parking Spaces (Structured):��3 Parking Spaces (Reserved):��3 Full Term:��15 years (180 months) Firm Term:��10 years (120 months) Option Term:� N/A Additional Requirements:� N/A Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 500 year flood plain. The U.S. Government currently occupies office and related space in a building under a lease in Sioux Falls, South Dakota that will be expiring.� The Government is considering alternative space if economically advantageous.� In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
