- Advertisement ��������������������������������������������������������������������������������������������������������� GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Louisiana City: New Orleans Delineated Area: North: I-12 from I-55 continuing on to I-10 to N Military Road; South: Old Gentilly Road west to Almonaster Avenue west to Industrial Canal south to Mississippi River to Intercoastal Waterway south to intersection of LA 23 and LA 3017. LA 3017 south then north to the intersection of LA 3017 and Lapalco Boulevard. Following Lapalco Boulevard to Destrehan Avenue south to LA 3134. North on LA 3134, right on LA 45 to Lapalco Boulevard. West on Lapalco Boulevard to Highway 90. West on Highway 90 to I-310; East: N Military Road south to Highway 190 to Highway 90 south to Old Gentilly Road; West: I-310 to Highway 61 west to Highway 51 to intersection of I-10 and I-55. I-55 north to I-12. Minimum Sq. Ft. (ABOA): 118,700 Maximum Sq. Ft. Parking Spaces (Reserved): 30 spaces Full Term: 20 years Firm Term: 18 years Option Term: N/A Additional Requirements: Singe-tenant building preferred; if multi-tenant building lobby must have security guard and/or receptionist controlling building access. 24-hour a day access required through a dedicated and secure access point. Provide a loading dock 48"" - 52"" high with direct access from the building�s loading area to the offered space.� If space is located on the 2nd floor, or above, the building must have a freight elevator. Offered space must be able to accommodate back-up power supported by an Uninterruptable Power System (UPS).� The UPS shall provide power to the approximately 300 SF LAN room and 1,000 SF high volume printer room to allow for an orderly shut-down of equipment in the event of a power failure. Offered building must have, or be able to accommodate, a commercial telecommunication demarcation point and enhanced point in operating condition contained in a secure enclosed area located less than 25 feet from the main office space. Building must be located within � mile (walkable as determined by the CO) distance of public transportation and multiple amenities. Of the offered square footage, 10,000 ABOA SF must be warehouse space.� This space shall have ceiling heights of no less than 18-feet and have concrete floors. This space must be able to accommodate a forklift and pallet jack. Office space shall have a minimum ceiling height of 8�6� clear; 9�0� clear is preferred. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100-year flood plain.
