Description
This advertisement is an amendment to the advertisement posted July 22, 2020. Respondents to the initial advertisement must respond to this amended advertisement.� The General Services Administration (GSA) seeks to lease the following space: City/State: Suburban Maryland Delineated Area: West:� Beginning at the intersection of River Road and the Maryland/Washington, DC boundary line, heading northwest on River Road to Seneca Road to Darnestown Road;� North:� Darnestown Road to Quince Orchard Road, which turns into Montgomery Village Avenue, to Wightman Road to Goshen Road to E. Village Avenue to Woodfield Road; East:��� Woodfield Road to Fieldcrest Road to Olney Laytonsville Road, which turns into Olney Sandy Spring Road to New Hampshire Avenue to Spencerville Road to Columbia Pike, which turns into Colesville Road to the Maryland/Washington, DC boundary line; South:� the Maryland/Washington, DC boundary line to the point of beginning. Minimum Sq. Ft. (ABOA): 46,372 ABOA SF Approximate Sq. Ft. (RSF): 48,235 RSF Space Type: Warehouse and related space Parking Spaces (Total): Minimum of 27�spaces required Parking Spaces (Reserved): N/A Full Term: 15�years Firm Term: 15�years Option Term: None Additional Requirements: - Minimum ceiling height of 18� clear. - Minimum of 4�loading docks (approximately 8�X10�), 48� dock height with levelers. - The facility must be able to accept 53� tractor trailers. The U.S. Government currently occupies warehouse and related space in a building under a lease in Rockville, Maryland, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs and replication of tenant improvements and telecommunication infrastructure. Subleases will not be considered. Not all minimum requirements are reflected in this advertisement. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease.� A lease net of gas, electricity, and cleaning is required.� Offered space shall not be in the 100 year flood plain. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).� For more information, visit: https://acquisition.gov/FAR-Case-2019-009/889_Part_B. The General Services Administration (GSA) is using a tenant broker to represent the Government in this transaction.� In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized offices and employees of the GSA or their authorized representative, CBRE, Inc. Expressions of interest should include the following information at a minimum: 1.�������� Building name, address, and age; 2.�������� Location of space in the building and date of availability; 3.�������� Rentable square feet (RSF) offered and rate per RSF; 4.�������� ANSI/BOMA office area/usable square feet (USF) and rental rate per USF, net of gas, electricity and cleaning, inclusive of a Tenant Improvement Allowance of $9.83/ABOA SF, meeting GSA�s standard building shell requirements; 5.�������� Name, address, telephone number, and email address of authorized contact; 6.�������� Scaled floor plans (as-built) identifying offered space; 7.�������� Site plan indicating proposed parking and tractor trailer circulation route; 8.�������� Information on project and building ownership.
