General Services Administration (GSA) seeks to lease the following space -- 0OK2185: State:�Oklahoma City: Oklahoma City Delineated Area: North: NW 164th St. to 15th Street East: I-35 to E. Memorial Rd. to N. Midwestern Blvd. to NE 63rd St. to Post Rd. to Stanley Draper Dr. South: SE 149th St. to SW 149th St. West: I-44 to Hwy 62 to 119th St. to S. Council Rd. to SW 89th St. to Czech Hall Rd. to Cornwell Dr. to Piedmont Rd. Minimum Sq. Ft. (ABOA):�22,605 Maximum Sq. Ft. (ABOA):�22,605 Space Type: Office and related space Parking Spaces (Total): 149 plus 5 reserved on-site parking spaces.�� Parking must be on-site and/or within a � walkable mile distance of the property. Parking Spaces (Surface): All parking may be surface Parking Spaces (Structured): No structured parking required Parking Spaces (Reserved): 5 spaces (3 GOVs and 2 Reserved Visitor) Full Term:�17 years Firm Term: 15 years Option Term: N/A Additional Requirements: The space shall be located in a modern quality building with attractive and professional surroundings with a modern design and/or tasteful rehabilitation in modern use. Offered space must be located in a professional office setting and not within strip malls or close proximity to bars/clubs, homeless shelters, law enforcement, areas zoned for manufacturing, industrial warehouse, retail and residential areas.� The public entrance to the building must be located more than 300 walkable feet to schools (K-12). Space should be contiguous and have the potential for an efficient layout.� The space should be located on one floor (1st floor is preferred). Required parking must be on-site and/or within a � walkable mile distance from the property. 5 on-site reserved surface parking spaces are required. Column spacing must be a minimum of 20�-0� Amenities such as eating establishments and other services such as banks, pharmacies, etc., shall be within a reasonable drive from the property. Offered space must be in a building that has earned the Energy Star label in the most recent year or will have obtained it prior to lease commencement. The space shall provide configuration that will allow for an efficient layout of space for public access, offices, workstations, and special use spaces (file rooms, assembly areas, copy rooms, storage rooms, etc.) Must include a loading area with double doors or an overhead door, or alternative acceptable to the Government, available in the building in which the space is offered for the handling of pallet-sized loads Must have a public entrance separate from an employee entrance Building must not be adjacent to and/or in the same building to churches, dispensaries, or drug treatment facilities. The Government requires a fully serviced lease.� All services, janitorial supplies, utilities, partitioning and tenant alterations are desired as part of the fully serviced rent. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100- or 500-year flood plain. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).). �For more information, visit: https://acquisition.gov/FAR-Case-2019-009/889_Part_B. Rentable square feet available and expected rental rate per rentable square foot, fully serviced. ABOA square feet to be offered, and expected rental rate per ABOA square foot, fully service.� Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. Amount of parking available on-site and its cost.� Include whether expected rental rate includes the cost of the required Government reserved parking. Date of space availability. Minimum and maximum ceiling height of the offered space Building ownership information. Authorization to Submit / Representation Letter from the building owner. Energy efficiency and renewable energy features existing within the building. List of building services provided.
