Description
The General Services Administration (GSA) New England Region, Contract Operations Branch is issuing this Request for Proposal (RFP) for the Air Handler Replacement, Bathroom Renovations and CBP Port Refresh at the St. Albans Federal Building in St. Albans, VT. The contactor will be responsible to provide all labor, materials, tools, equipment, and supervision necessary as outlined below: Base Work: Modify the existing HVAC system to make the system more efficient and easier to maintain as well as bringing them up to current code. The work involves removing multiple constant volume air handler units and replacing them with more modern air handler units utilizing VFD's and VAV's. The existing boilers and hydronic components will remain. Major reconfiguration of some existing ductwork will be required and the system will need to be integrated into the existing building automation system. Option 1: Option work includes CBP Port Renovations, Lead and Asbestos abatement, Ceiling work and the Bathroom renovations, all which are included in the CBP Port Renovations Design and Specifications.� Option 2: Option work includes the additional HVAC related work and additional select interior demolition required if Option 1 is exercised. Pricing for Option 2 shall factor in the reduced effort for acoustical ceiling systems as this effort is carried in option 1. Option 3: Option work includes the replacement of air handler unit 1 which feeds the 1st floor space of the original 1937 section of the building. All work to be completed as detailed in the design. This procurement is a 100% Total Small Business Set-aside. The estimated price range is between $1,000,000 and $5,000,000. The NAICS Code is�236220, Commercial and Institutional Building Construction, with a size standard of $39.5 Million. The solicitation will be released on or about August 13, 2021, with a proposal due date on or about September 10, 2021. A pre-proposal site visit is scheduled for on or about August 25, 2021. Technical documents will be available through the secure website via beta.sam.gov. Offerors are responsible for obtaining the RFP and all related documents. It is also the offeror�s responsibility to monitor the site for the release of the RFP, and amendments and any related information.
