Description
The U.S. GOVERNMENT is seeking a minimum of 300 (rentable) to a maximum of 450 (rentable) of American National Standards Institute/Building Owners and Managers Association (ANSI/BOMA) Office Area (ABOA) square feet (SF) of contiguous space within the Area of Consideration set forth below. The space shall be located in a modern quality building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the LCO. If not a new building, the space offered shall be in a building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the space with modern conveniences. Sites that are located adjacent to adult entertainment shops (i.e. book stores, video stores, or theatres), night clubs/bars, methadone clinics, drug rehabilitation centers, marijuana/hemp dispensaries, medical marijuana dispensaries, gun shops, liquor stores, etc. could potentially be eliminated from competition as these are considered non-compatible businesses.� Lessors are required to be registered and active in www.sam.gov prior to the deadline for final offer submission.� Offers will need to include a completed Rental Proposal Worksheet, proof of registration in www.sam.gov (i.e. active CAGE code), and a proposed floor plan.� Attached is a copy of the lease document, the general conditions, and the rental proposal worksheet.�� Thoroughly review all documents and make sure that you agree to the terms presented.� The first four (4) pages of the lease have negotiable terms; however, the general conditions are standard and are not negotiable and must be accepted as written and shown on the attached file.� DELINEATED AREA: The office and related space must be located within the Missoula, Montana CBA. LEASE TERM: The lease term is one (1) year firm term, with four (4) option years. REQUIRED: A fully serviced lease, including day time janitorial services, is required. The space must meet all Government fire/safety requirements, and handicapped accessibility standards. Offered space shall not be in the 100 year flood plain. Must be able to comply with current minimum Anti-Terrorism and Force Protection building standards.� Reserved secure parking for one (1) GOV as well as shared off street parking for employee POVs.� Offered space must have access to conference room, breakroom/dinette area, and restroom facilities.� Require open space for up to two personnel. SUBMISSION OF REQUIREMENTS: Expressions of interest must be submitted by 5:00 PM MST 25 August 2021 in writing and should include the following information at minimum: �1. Building name/address. �2. Rentable square feet available and the expected rental rate per rental square foot, fully serviced. �3. Date of space availability. �4. Building ownership information. �5. Amount of parking available on site. �6. One-eighth inch scale drawing of space offered. �7. Name, address, telephone number, and email address of authorized contact. �8. In cases where an agent is representing an owner, written acknowledgement. 9. Map showing the proposed site clearly identified as being within the delineated area described above. Following are the factors that will be considered when evaluating bids/offers: 1.���������� Location 2.���������� Ability to meet all construction specifications, security measures and lease requirements 3.���������� Complete initial and final offers must be received by defined deadline 4.���������� Competitive costs in the best interest of the government 5.���������� Qualitative ratings by client for mission
