Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Wyoming City: Lander Delineated Area: City limits of Lander, WY Minimum Sq. Ft. (ABOA): 20,856 Flex, 80,000 Wareyard Maximum Sq. Ft. (ABOA): 20,856 Flex, 80,000 Wareyard Space Type: Office, Warehouse, Wareyard Parking Spaces (Total): 56 Parking Spaces (Surface/Reserved): Wareyard Parking:� Fifty-six (56) parking spaces will be required within the 80,000 wareyard listed above. This parking shall include eight (8) parking spaces sized and positioned as pull-thru for BLM trailers and heavy equipment, forty-six (46) standard sized spaces for GOV trucks, small trailers, equipment and equipment add-ons, and two (2) reserved for law enforcement. Parking Spaces (Structured): n/a Full Term: 20 years Firm Term: 15 years Option Term: n/a Additional Requirements: Ability of the floor loading to accept high density filing storage. Employee/Visitor Parking: Only as required by local code: Fifty eight (58) spaces. Fifty six (56) standard size parking space and two (2) pull-thru spaces. These spaces shall be located outside, and in addition to, the secure wareyard. Additional ADA parking as required by code. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).� ). �For more information, visit: https://acquisition.gov/FAR-Case-2019-009/889_Part_B. The U.S. Government currently occupies office and related space in a building under a lease in Lander, Wyoming that will be expiring.� The Government is considering alternative space if economically advantageous.� In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Expressions of Interest Due: September 23rd, 2021 Market Survey (Estimated): TBD Occupancy (Estimated): TBD Expressions of interest must include the following information: Building/site name, address, and location of the available space within the building/site; Rentable square feet available and expected rental rate per rentable square foot (for each space type; office and warehouse), showing the rent broken into shell rent and operating expense rent; ANSI/BOMA office area (ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced but excluding utilities for the following: electricity/gas. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount (if any) Date of space availability; Building ownership information; Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of required Government parking (if any) Energy efficiency and renewal energy features existing within the building; List of building services provided; One-eighth inch scale drawing of proposed space offered or marketing brochure illustrating the floor plans and proposed space, or proposed site layout Name, address, telephone number, and email address of authorized contact� In cases where an agent is representing multiple ownership entities, written acknowledgement; Your letter must include the RLP # listed above and be emailed or mailed to the primary point of contact Interested respondents may include building owners and representatives with the exclusive right to represent building owners. Representatives of building owners must include the exclusivity agreement, representation letter, listing contract or other executed agreement granting the exclusive right to represent the building owner with their response to this advertisement.
