- General Services Administration (GSA) seeks to lease the following space: State:�New York City:�Plattsburgh Delineated Area: North: Route 22 to Boynton Ave. to Route 9 (Margaret St). South: South Junction Road. East: Margaret St. to Cornelia St. to Miller St., to City Hall Pl. (Route 9) to Bridge St. to Peru St. to Route 9. West: I-87. Minimum Sq. Ft. (ABOA):�9,742 Maximum Sq. Ft. (ABOA):�10,229 Space Type:�Office Parking Spaces (Total):�22 Surface, Secured Full Term:�15 years Firm Term:�10 years Option Term:�None Additional Requirements: Facility must be accessible to Tenant Agency 24 hours a day, 7 days a week, and 365 days a year. Tenant Agency personnel may carry weapons and detainees can be held briefly. Tenant is a law enforcement agency whose components include holding rooms, a lab, evidence, and evidence processing rooms, and weapons and weapon cleaning rooms. The space must be located on the second 2nd story, or higher. �However, the Tenant Agency will consider first (1st) floor space under the following circumstances: It is the sole tenant in the building. There is a minimum 20� setback (A fence meeting Tenant Agency specifications may be required). Structured Parking is preferred, but not required. Subleases are not acceptable. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet or be capable of meeting Government requirements for Security, Fire Life Safety and Accessibility. Space should allow for efficient layout and office workflow. Columns must have regular spacing of sufficient distance to support effective design. Space shall not be located within the 100-year flood plain or wetlands unless the Government has determined it to be the only practicable alternative. The Government requires a fully serviced lease. All operation services, janitorial supplies, utilities and tenant alterations are to be provided as part of the rental consideration. An offeror must be registered and active in the System for Award Management (SAM) to respond to a request for lease proposal (RLP). �SAM registration is not required prior to responding to this advertisement, but is required at the time of initial offer submission which will be established at issuance of the RLP. Offerors without an active SAM registration at the time of initial offer submission established by the RLP cannot be considered for the procurement. �It is recommended that potential offerors register or verify their current registration is active at SAM.gov. Expressions of Interest must be received in writing no later than September 20, 2021, by 5:00 PM EST, and should include the following information at a minimum: Building name and address and location of the available space within the building. The building site/lot plans, interior building layout drawings/pictures (with dimensions shown preferably) reflecting the space that is being offered. Identification of public transit routes/stops near the property offered. Rentable square feet available, and expected rental rate per rentable square foot, fully serviced. ANSI/BOMA office area (ABOA) square feet to be offered, and expected rental rate per ABOA square foot, fully serviced.� Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. Date of space availability. Building ownership information. Amount of parking available on-site and its cost.� Include whether expected rental rate includes the cost of the required Government parking (if any). Energy efficiency and renewable energy features existing within the building. List of building services provided. Projected Dates.
