- General Services Administration (GSA) seeks to lease the following space: State: Arkansas City: Pine Bluff Delineated Area: North: AR-365 (Sheridan Rd) from Bryant Street to Jefferson Parkway to N. Hutchinson Street to AR-365 to BUS US-65 to Market Street, along Market Street to Saracen Resort Drive and back to US65; East: US-65 from Market Street to E. Harding Avenue; South: Miramar drive, which becomes W. 17th Avenue, which then becomes W. 16th Avenue and then becomes Harding Avenue (AR-190) continuing to US-65; West: Bryant Street to BUS US-65 to S. Hutchinson St. to W Barraque St. to S. Blake St. to Miramar Drive. Delineated Area map attached. Minimum Sq. Ft. (ABOA): 7,801 Maximum Sq. Ft. (ABOA): 8,191 Space Type: Office/Retail/Flex for General Office Use Parking Spaces (Total): A minimum of 52 general purpose parking spaces must be available on-site or within an accessible and walkable � mile Parking Spaces (Reserved): None Full Term: 15 years Firm Term: 13 years Option Term: N/A Additional Requirements: Space will be occupied by a Social Security field office that has 26 employees and daily average of 120 visitors.� Offered locations must be able to accommodate 1) handicap parking within one city block and 2) employee and visitor parking, on street or in parking lots, within 1,320 walkable feet of the primary entrance to offered building.� Offered space must be contiguous on a single floor; if offered space is above the ground floor, a minimum of two (2) elevators must be available. Space must allow efficient use, including: configuration, space length not more than twice the space width; and size, number and placement of columns must be at least 20ft apart, at least 20ft from perimeter walls, and be no more than 2ft square. Lessor to provide TI Allowance per Request for Lease Proposal. Space shall be located within a professional office setting and not within close proximity to railroad tracks or highly industrial area. Space will not be considered where apartment space or other living quarters are located with the building considered for SSA occupancy. A fully serviced lease, including all services, janitorial supplies, utilities and amortized tenant improvement and security allowances will be sought. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain.
